Holy cow, this Is its own little city. Ive never been to Chinatown, but I imagine it be similar to this. I understand the need for speed bumps, and I appreciate the fact that you can still speed as you go over them. The activity here is so lively, one would think they were in a vacation hotspot. How many vehicles come with each trailer? Anyways, Ive never driven through here until this evening, and I cant imagine working any sort of distance away from home because the majority of the commute would take place in this neighborhood.

Absolutely atrocious. The main office number has been disconnected. These people will fine you for anything and everything that the front office itself is guilty of. This is a predatory company that leverages the fact that most of their residents are illegal us residents, and wont speak up for themselves. Multiple class action lawsuits are pending against them. Beware! I, myself, Im in a continuous legal battle with RHP properties. This is the single most evil company Ive ever dealt with for any reason in my entire life!

Great community with a pleasant feel. Very kid friendly even during the COVID pandemic. Theres constant cars, but the speed bumps keep things civilized. Been to a few of these, but this one beats the rest out. If youre looking at homes, consider this one before you buy

My family lived in house 486 for almost 8 years and the houses are like the ones in Chicago when its winter

The management is horrible and very unprofessional. As well, theyre constantly changing management. There is a HUGE skunk & possum problem. Their is always wild cats roaming around the land. The skunks will literally rip the skirts right off the home to get inside. Even though management knows about this they will do nothing about it. I would NOT recommend this place. Also, finding any kind of parking is horrible if you have more than two cars.

That place is driving and parking hell. People park all down the street go to a friends house and cant ever find a place to park people fly through there. Speed humps not bumps big one I can park my car on. One way in one way out. Over crowed.

They find any reason to charge you money in any way!!!! People have gotten killed here. Not to mention the copious amount of people doing drugs here. It’s not fun walking into a drug deal:( almost every day police are needed. Not a good place to live. They put up gates which didn’t allow children to get to the school next to us. Now our kids have to walk through forest and streets to get home. If you have more than two cars be prepared to have to pay for parking!!!!! Also I’ve been attacked by dogs while walking. Love all the dogs but I don’t like being their next meal:( This place is also infested by infested with wild animals. The skunks, raccoons, possums, and armadillos rip your house up and mess up with your house costing you a lot and when you complain they expect you to pay for it. I’ve also have gotten many thing stolen and even my car was broken into. Even with cameras and chains around your bikes things are taken!!! Anyways long story short don’t live here if you want to feel safe and feel comfortable living with your family please don’t come here!!!!!

For a trailer park this place is pretty nice. Mostly friendly people and kid friendly areas to play.

My family and I have lived here almost 10 years. I see the complaints from others about the speed bumps but I am glad they are there. If the speed bumps were lower then people would NOT slow down and we would have more accidents. This community has alot of young children in it and I hate to think of one of them getting hit because someone decided to hit the accelerator cause the speed bumps were too low. Once people get behind the wheel they seem to forget this is OUR community and these are your neighbors living here. Taking 15 seconds extra to drive at a safe speed is not going to hurt you. Perhaps you should just leave a minute earlier so you dont need to race down our streets.We do have an animal problem here. Skunks abound as well as raccoons. Skunks stink if they are threatened otherwise harmless.Raccoons are an issue considering they can and have torn up roofs and skirting around our trailers. Apparently wildlife control doesnt care. The cats I am not bothered about since they dont try to bite me or chase me. I do participate in the Trap, Neuter and Release program for cats. I believe there is another person in our neighborhood that does as well.The Humane Society will neuter cats and give them rabies shots so we dont have an abundance of cats having litters. It is a free service they provide. Most the time they flee if I am too close to them. The loose dogs are a nuisance and a threat. Too many dogs are off their leashes or just turned out to live outside without a care as to their well being. I enjoy walking around in the evenings and I can honestly say not even ONE time have I been able to walk down our streets without a dog rushing up to bark or snap at me. I have seen others walking that have been harassed by dog or dogs too. Thats ridiculous. Some dogs have actually formed packs. Packs are by nature more aggressive towards humans and other animals. I do not know how many of these dogs are even current on their rabies shots. If one of these dogs gets rabies from a skunk or a raccoon and bites a child or an adult then that person will have to undergo a series of rabies shots or risk an almost certain death without the shots. How serious does this situation have to get before someone does something about these loose dogs?The parking here is awful but it has been that way since day 1 when we we moved in. It has gotten much worse the past 3 years. I cant entirely fault management for that...they cant police the parking spots. We are all simply trying to make do. They do have a towing service that patrols the neighborhood and will tow violators. I have mixed feelings on this considering I have had my car towed twice and it was quite costly to get my car back. However I do understand why they are so strict. If they werent, can u imagine how much more our tiny streets would be clogged? Drive around on the weekend or a weekday after 5 pm once the management office is closed and see how many cars are parked illegally or in fire zones. No one seems to care they are blocking their neighbors. Only solution I can see is if there was a limit as to how many cars were allowed per residence. Some residents have more than 4 vehicles and this is a HUGE problem considering only 1 side of the street is available to park on since the other side is a fire zone. I did make the suggestion to limit cars to management, there was no reply.All in all this property has a great location and the management does try to make it look nice. The trash littering the properties is the residents fault. It only takes a couple minutes once a week to walk your property and pick up the trash. Have a little pride and try to make our community a better place to live for all of us.

Sorry if you live here. I just can not do the speed bumps here. Also the animals in the street. I love animals and do not want to run one over as it darts in front of my car. Also they do not let people park in the grass a little or they get a ticket, which is good for the grass that you can’t see anyway since there are cars lined up along all the roads. I don’t know anyone who lives here anymore so I am only leaving this review as a warning for someone looking to live here.(Edit: I drive a 2012 Volkswagen Golf and it rubs on the speed bumps at a slow speed. If you look at the speed bumps they are scraped from people bottoming out their vehicles.)

People never showed to show the inside had us waiting for nothing, waste of time

The ladies at the front office are not professional. I feel like they dont do their job right everybody that lives there either have too many vehicles or they have too much stuff outside there house and looks really ghetto. It just trips me out how the front office have solar panels but the whole esstate is trashy doesnt look right, its not well taken care of, it just doesnt seem right how the office looks nice but everything else looks like s***. I always felt like theres always some shady business going on there. Property manager needs to investigate their maintenance and front office

I have lived here with my family for over 11 years. It has been good, bad, back to good, then back to bad again. The streets are crowded with cars on both sides most of the times. Rules are being enforced the office management says, but yet its always the same. We had once kept two patio chairs under our car port because we were outside enjoying the weather, and later were told to move them, yet so many other homes here have things all over their carport (couches, refrigerators, washers, dyers, mattresses). Some house literally look like a Junk yard, or a all day, everyday garage sale. I dont hear anymore loud music at night like I use to, so thats gotten better.The last annoying thing, is about 2 or 3 years ago the management office asked for $50 from everyone for our gate cards, so they can get the gate working again. Still nothing, gate doesnt seem to work. They sent a letter sometime in April saying the gate was working again, and in May they would be issuing cards, and if you havent paid for yours then to pay. Going into June and still nothing! I think we all deserve a refund! Gate or no gate people now how to get in, Ive seen people pull over on the side and wait to follow someone in. LOL! So the gate wont exactly be keeping unwelcome people out...

They need to get the people walking through other peoples yards under control as well as getting residence pets harnessed and not running the neighborhood, and picking up pet waste. This used to be a really nice and beautiful place not so much.

Nice community, friendly staff, just sometime wish the manager would change somethings that makes the community sometime looks rundown and trashy. Get rid of all this self made parking in the yards, trash mattresses in there back yards, skirting missing from around their home, some yards needs grass to be planted. But other than that its a nice place.

I have had some good days but more bad than good. I am starting to believe its time to move on, it took more than 6 months to get a recycling bin, and my trash can has no top, it fills with water on rainy days. And I have to go and dump the water out and put the trash back in all wet.

Worst place to for living:In and out traffic so dangerous people have died.(am being serious)They will town your car for any reason.Every few months your rent will increase no matter whatAnd thy will ticket you with Fees like no other place trash bin not looking good, your lawn, your parking, your car, your window, the color of your mobile home

Quiet and large community although they need to lower those bumps. I have a Mustang and if another person is in the car with me, the bottom of my car is done. Trailers are too close together which hardly leaves room for privacy.

I have lived here for almost 9 years. My vehicle which has been registered with the community since Ive lived here was recently tagged by the tow truck company as inoperable, which is a farce. My vehicle runs and drives and has no leaks. Has all the windows the doors open and close. However it does have some front end damage that occurred one morning while leaving the trail or park. When I called and asked who do I need to speak with to prove the vehicle operates I wasnt given an answer. I wish they would stop harrasing residents and spend more time trying to get the gates working or a stop light put up or a school zone so our kids can walk to school safely

The houses are very close together, barely a yard apart. To find a parking space is horrible & the speed bumps are way higher than they are meant to be. Also, their is a wild animal issue Ive seen from possum, to cats, to wild skunks running around & management will do nothing about it.

Has become substandard place to live. I have lived here over 25 years. Property owns vehicle storage lot over wooden privacy fence feet from my bedroom window. Dump trucks and cabs from semi trucks are now housed in the lot. All day and night I have to listen to those large vehicles running. I also have to inhale those terrible fumes. I have even had USED CONDOMS thrown over fence from lot into my yard! Absolutely disgusting!!The prior management did try to help when we called to ask them to go to the lot to speak to drivers of trucks running vehicle for long periods of time. I went to the office one week ago to speak to new manager. I simply wanted to propose the possibility of building a soundproof wall to minimize the sound. She basically told me that I was making up the whole situation since no others have complained. A neighbor of mine has called the office to complain. The office needs to create a system to log the complaints so new management can see the history. On Thursday my son was at home and called me at work to say a truck behind us had been running 20 minutes. I called the office and was told they would check. That took another 20 minutes and by that time the truck was not running. A lady from the office stopped by my house to tell my son the truck was not running and never had been. She basically accused him of lying. She said that every time we have called and they drove to lot to check nothing is happening. That is not true plus she has worked here a matter of months. He is an amputee but he is not hallucinating. I went to the office shortly after that and told that woman that actually I have videos with sound to prove what we experience concerning this lot. No response from her. Thank you for taking time to read my lenghty post. I am a senior citizen still working full time. I need to be able to rest at night and on weekends but I cant. This is very wrong to do when I am paying to live here.UPDATE- I am posting this on April 17. I came home from work at 5. Wanted to relax and watch news. I cant do that because a dump truck has been running for over one hour. Sounds like Discount Tire so they must be working on tires. My son said he has heard work being done on trucks entire day. Prior manager told me no work on vehicles was allowed in the lot area. They are supposed to get their vehicle in and out of the lot. The truck most bothersome to me is parked about 20 feet from my room. When I moved here the lot was a grassy field. So frustrating to live hear now. I have lived here 25 years. I feel as if when I complain about the truck sound I should receive help from management. I am the paying customer. Instead the young lady who manages the office tries to tell me I am the only one who complains. I complain because the truck is right behind my bedroom window! Since my original post management has moved the shop for the property alongside the lot with the dump trucks. I was home sick this week. I could not tell if the noise behind me was coming from the shop or the dump trucks being worked on. I e-mailed office and was told complaint would be sent to manager. That means nothing will be done because she would say I am the only one complaining. So!? I am the paying customer. Can I take legal action regarding any of these issues? Or, just give up and move. Update on May 26-it is noon. For over 1 hour power washing has been going on in vehicle storage lot behind me. Involves green dump truck, black pickup, red pickup and gray minivan. I thought no work was to be done on vehicles in lot. I have filmed this but not confident management will take care of. Why dont they install cameras to validate infractions. Would think this is environmental issue with dump truck engines being power washed.

Im disabled ab nd havent livef here long and its hard for me to do any physical work with three herniated discsand one in the upper psrt of my back and two. compressed discs in my neck.All i can do is try to do all the repairs and paint and fix the skirting around the trailer. Much pain for me.

I grew up here. While living here my family neverhad any large problems oter than the terrible parking and fee for not cutting grass. When i visit now people Park on both sides of the street making it impossible to drive safely. Speed bumps are too large and it damages the undercarriage to cars. 2.8 stars

I lived there for a few years. The place kept raising rent and eventually we got tired of it and left. Not to mention sometimes the workers would try and look into our house through the windows which was creepy.

I was once going to buy a home here and totally balked when I saw the tiny bedrooms and tinier closets. Plus narrow hallway. The outsise of the home wasnt maintained and there were a million flies. My instincts said Get out!
