I give Palm Harbor homes five stars. I met Kenny Atkins, a very respectful sales person right when I walked in. He was so polite. We went and looked at the Mobile Home I wanted. He didn’t push me to go look at others or nothing. That’s one thing I liked about him, he stayed in my price range. Kenny told me the new Mobile Home would be arriving in two weeks. He was so honest with me. I am so grateful to the whole team at Palm Harbor homes, they made my dream come true. My beautiful mobile home was delivered today on the lot that Kenny helped me get. He was so honest about everything he told me, really helped me out. I cannot say enough about this person, I was truly comfortable with him and his advice. Thank you Kenny and thank you to all you at Palm Harbor homes.

They deserved 0 stars nothing but irresponsible sales guy. We wasted a month and no calls from them or their lenders, our sales guy never returned calls or emails, maybe once with a lied stating a lender was calling me the next day, well 2 weeks and no call. I requested a refund he stated he was putting the request and would called me to let me know it was done, well another week no call no refund and no apology as of why no calls from the lenders

BE CAREFUL! They are awesome when selling you the house. BUT.... Once you buy your house and you try having something fixed that is under warranty.... good luck!!! They will never return your call. They will give you a run around on who you need to speak with to resolve your issue. They will drag it out in hopes that you give up. Our tub is falling apart and after FINALLY speaking with someone and being told someone will come to look at the problem; 3 months later and NO ONE has come out.

Palm Harbor Homes are beautiful! Zach was my salesman and he was fantastic! Everything was basically done over the phone for the home purchase and Zach and Tammy made it so easy. The house is better than I could have imagined. Thank you Zach, Tammy, and Palm Harbor!!!

Do Not Come Here!!!Zach was our agent and made everything sound amazing. So we signed a contract based on selling our house. He said sign it now will keep the house we want from price increase. They said yeah we help find land and get it all ready for you to move in. Not once did I receive a phone call or email saying they found land. Ive dont all my own research. I finally found land that I like and come to find out there over 5k I have to put down to get the land contract. That was never told to me. Then to even start the building process have to come up with 10k. Well just today I found out the house we like the price went up 9k so we will have to put for than 10k down. The exact thing that we sign was to prevent just went out the window. I made it very clear that we have no money till we sell out house. So basically its we sell our house and we are homeless for 8mo till our house is ready. I have 2 kids no that will not happen. So dont waste your time with this place!!

The truth is very bad experience !!!! If I could give a zero I would do it, they made me waste the time and the money I invested to have everything ready for my new home, almost at the closing date, they called me to tell us: sorry, they went up in price! Wed rather you lose your home than we lose money, having told us when we made the contract that we wouldnt worry! that they would respect the price, even if they went up, it was more than obvious what would happen…. And then the seller spoke to us ... not for the closing date, but to tell us, sorry! the house was raised and they did not want to respect the price we gave them…. # 0 credibility !!!! one believes them and they come out with that no matter what the family has gone through, waiting for their home and no matter the families…. more than your own benefit !!!

Will be purchasing a home with Palm Harbor soon! My brother and I were lucky enough to have Kenny as our sales consultant, he was extremely knowledgeable and professional. He gave us a tour on a couple of model homes and gave us plenty of land and home options. We were really impressed with one in particular and applied for the loan and were approved. In the end my brother and I decided based on our current financial situation, we should hold off for one more year in order to save some extra cash. When we informed Kenny he was totally understanding and wasn’t pushy; he told us he would be there for us when we were ready. WORST PLACE TO BUY A MOBILE HOME! KIM WAS DISGUSTINGLY RUDE AND DISRESPECTFUL!!!

My boyfriend and I have been trying to get in contact with Ryan about finishing up unfinished buisness with our home and never get a call back after getting the house. The beginning process of getting the home was a nightmare enough with them raising the price and ordering the wrong home for us!! Now we got one and cant even get them to contact us back about a bathroom part that didnt work and to fix a creeking sound in our hall way AND the bubbles in the floor. 😑 its been nothing but a headache working with these people.

I have not purchased a home from Palm Harbor just yet. I felt I should say something good about the customer service experience that I just received from Louis Carpio After the other places I’ve Visited previously to stopping here. He was very knowledgeable and gave useful information, he was not pushy whatsoever, he was very polite to me and my family!! When I am ready to purchase a home, I will definitely give him a call!

I honestly can not believe the horrible experience I had here!! KENNY is horrible and has the cheap salesmans tactics. We lost almost$2000 because of this locations incompetence and inability to admit fault. Everything was wrong, the ordered the wing house, we fixed that, the colors we picked werent available, we fixed that, the floors we picked werent available, we fixed that, the amount down was wrong, we fixed that. Then we finally get to appraisal and KENNY sends in the wrong numbers so it doesnt get apprased correctly. Mind you that I have asked the manager and GM to take Kenny off of this deal because of his incompetence.So we went too Titan homes you try and save the our dream and in dealing with them the exposed the actual error! And we were able too meet another couple that also dealt with KENNY and left. The error was that we had approved and signed off on 49k in improved. But KENNY sent in the wrong amount to the bank bringing our appraisal 20k short. And after telling the GM and his boss this they denied it. The whole time, Everytime we brought up errors they covered for this POS! Then when I asked for a refund they didnt even try and save the deal? I hope Kenny reads this and realizes that he stole somebody’s dream. A family that works their but off to provide for their special needs child. And I hope that this happens to him. we will never stop or give up on any and everything we can do to everyone at this location and this company.Here is my original complaint that I posted on Yelp, mind you that this location isnt listed on Yelp.Horrible, horrible, horrible experience. Kenny was horrible and was caught in multiple lies before we finally asked for a refund!! The manager John and GM brushed everything off and placed the blame on us miss hearing information or trying to explain that everything was done correct after we found errors, informed them, and they fixed them telling us that it was correct in the first place. The pricing we were told was off by a lot, the time estimate of when our home would be ready was months off, the options for colors and floors had to be changed due to Kenny not knowing what he was doing, they ordered the wrong house with the same floor plan but 200-250 square feet smaller! Then our home/land wasnt appraised and Kenny told us that the land was over priced by 10k. But we doing out from our realtor that the land was priced correctly but the home was overpriced. So we called the gm and he said it was the improvements that needed to be adjusted, removing our front and back porch as ons. At this point we had compromised so much going from getting the smaller of the three homes showed to us, to save money but ending up paying what the biggest home monthly would cost because we were told wrong information. I cannot explain the horrible experience, the gut wrenching anxiety that was caused by these pathetic sales people. And as soon as I asked for a refund.......... crickets. I had to call the gm and inform him that the numbers submitted to the bank were wrong and the improvements were off by 10k and that I wanted a refund on the appraisal because they messed up again!! And all I got was more excuses and covering for Kenny!! Also Kenny is the brother of a gm down south, so I guess he gets away with ripping people off, telling them wrong info, miss quoting, flat out lying, ordering the wrong house, giving a move in date that is months off, and being the reason this man took his business to TITAN HOMES!!! Titan homes is better than this and Zach has been amazing at uncovering all the crack that palm us through.

Okay so had an appointment with a guy named Jon at the Round Rock location. Not that great of a visit as I had spoken with the day before with details ... he was totally not prepared!!! Then he finally shows us around after he had to check his inventory again! So during this process it was like a yeah... yeah... from him. I’m a bit confused at the friendliness and that he had a ship on his shoulder 🤷‍♀️ This Most likely wouldn’t of been a finance deal. Also during the showing We were in looking we saw he had his Mask Off and sounded like he was blowing out drainage from his nose in the other room!!! 😳I was puzzled as they did seem busy or customers waiting to buy!!! I don’t believe we will purchase from them... this purchase would of been for my bosses sister.

Were in the process of buying our first home from here. Jonathan has been great to work with. We were referred by my brother who said that Jonathan was always on top of everything and was great about contacting him with updates (texting as early as 7:30am). Poor Jonathan has been subject to my texts after 7pm with endless questions about this and that. Hes done a great job handling the paperwork with the bank and in getting us approved. 10/10 would work with Jonathan again.

My husband and I have been looking for our forever home in serval different locations forthe past few weeks. Zack Dowell is our sale rep, he is fantastic, he is very patient, we change our mind so much, he give his 110% effort for us to find our home, he make sure we are happy. My folks and I were greeted by a sales rep named Kimberly Knox. We wanted to check out a home on display and wanted to know the price and told her about our current situation. She told us “there is no point In checking out the home if I don’t know how much you can put down.” The sales rep was VERY rude, condescending, & gave off attitude. When she finally took us to see the home we expected a tour but all she did was sit on the couch, didn’t talk much. My folks and I are now looking elsewhere and will not go back to the horrible service she gave us.

I had a tremendous experience buying a home from Palm Harbor. I was referred to them by one of my friends, and Debbie was super helpful in the entire process. Everyone was very welcoming, and they accommodated all of my requests. I tend to take my time making decisions, and they did not get pushy trying to sell me anything. Instead they asked questions, and provided solutions to service me the best. After the purchase was made, Tammy did an excellent job getting my home ready ASAP since my lease was up at the end of the month.

DO NOT BUY FROM PALM HARBOR!!!After you purchase a home from Palm Harbor don’t expect your house to get finished by the factory. No warranty work will get done, you will be dead to them. Our house was delivered October 2018 and there has been nothing but issues. We have cracked foundation blocks, cracks in the drywall, wiring for the house is not complete, and our A/C unit has been broken for two months. These are just a few things that we have issues with, there is plenty more I could talk about. Tell me how is is acceptable? This house is only 7 months old and we have these kind of issues already. What’s it going to be like in a few years? We have reached out to the Dealer and the factory numerous times and no one will follow up, call us back or be will to fix anything.If you want quality and great customer service, Don’t use Palm Harbor.

We purchased our retirement home from Jonathan Mendoza at the Round Rock location. Jonathan ran down answers to all our questions and provided updates regularly. Always at the ready when I would txt with one of my many question.Closing came and we started working with Tammy Mikeska - what an AMAZING woman!! Not only did she quide us through our closing paperwork, all the different warranty information and how to contact the factory for any issues but she took extra steps to help us get corrective work done on my fathers house he purchased a few months prior from another Texas Palm Harbor location. After telling Tammy about our concerns on getting service on my Dads house, Tammy quickly jumped in sending emails. Shortly after Factory was in contact with me and issues finally resolved. We came to palm Harbor just for information on everything back in 2016.That is when we met Johnathan Mendoza. He was awesome and explained everything to us. Fast forward to about 4 months ago (August 2018) we got back in touch with Johnathan about getting some land and getting a house put on it and he immediately remembered us and we picked up right where we left off about two years prior. I met with Cory last weekend to get some information regarding Palm Harbor homes for the near future. He was very helpful answering all of my questions about pricing, sizes of homes available within my price range, purchasing land, and all costs involved. Even though I told Cory at the beginning of our conversation that I am not ready to purchase right away, he was still so informative and willing to share information with me. He also showed me two homes within my budget. He took his time explaining about each home as we walked through. He followed up with me this week via telephone and kindly answered more questions I had. Cory was very helpful, knowledgeable, and kind.

Dont buy from palm harbor homes people please goo look at their consumer affairs website first, I bought a double wide trailer this year and been having trouble with it since, i got it delivered looked great at first but had a couple things like water leaks in the windows, doors in the rooms not shutting right, roof people did not use the proper foaming, I have been trying to call to get it fix for 2 months now and no one answers calls I gave called Marcelo benavides and he never answers also called Simon sambrono (his boss) manager and he also never answers,they take your money and wait to closing date and after that you are dead to them they could care less .

Sales team is awesome. From the moment we walked in Karl made us feel like family. He did everything he promised and kept in touch throughout everything. Not once did we feel like we were alone when dealing with the bank. Karl always answered our questions even if it was late in the evening. I would definitely recommend this place to my family and friends.

Then the sales rep ( or as her business card shows - Housing Consultant) Kimberly Knox came out & was VERY rude, condescending, & gave off attitude as if I were interrupting her day. Jonathan Mendoza is very easy going and let’s us, the buyers, make the choices. Didn’t push anything on us which was great because we went to another home manufacturer company and they kept trying to sell us on something we didn’t like. My wife and I purchased a new triple wide manufactured home from Palm Harbor homes in Oct. of 2018 and have had nothing but problems. In the last 6 months it has taken no less than two dozen phone calls and emails to Palm Hatbor to try and get factory issues resolved and still they are not fixed. Now we cannot get anyone to resolve the issue we currently face... our A/C unit has been broken for over two months and still no one will make a decision to resolve. Absolutely no service after the sale... all they want is your money. Stay away from from these people.

Prices kept going up and up with no regard to ethical behavior. The salesperson lied from the beginning; making assurances on items and procedures but did not want to put it in paper. If you like headaches and people being untruthful then this is the place for you.

I went to Palm harbor several times looking for a hone and met with Dave Molinaro each time. He was so helpful and friendly. No pressure and showed me everything on the lot. I found several contenders and even put a deposit down on one but in the end i bought a floorplan i really liked elsewhere. I wanted to buy something from Dave because he was such a helpful guy and really listened to what i was looking for in the budget i needed. I would definitely recommend him and this location to anyone needing a hone!

It has been one bumpy road trying to get our modular home, the offline date changed about 4 times due to codes changing on the home. It was not the stores fault but we were quick to blame them, simply because they were the only ones we were dealing with. I was having a pretty bad experience at first, but the GM, HM Boswell has worked very hard with us to get us into this house. He has also helped us out with some improvements we werent expecting to help with our troubles. He does his best to help out the customers and we truly appreciate that! They are the to help the customer and make things right and I believe that is true customer service. So thank you palm harbor RR for working with us and making our house buying experience bearable (because no matter what, getting a house built is going to be stressful)!

I called before I went in to their office and spoke with Cory. I mention to him that my score was not high and he asked for me to go in so that he could see what the numbers. I told him no that I didnt want to mess any more with my score by that I mean inquiry as well yet Cory said that it would not affect my score because they use their own bank. When I went in I took my friend which he kept trying to have my friend and I fill one application after I told him at least three time that we are two different customer. After the fact he still had the nerve to copy our DL on the same paper. The next day I received a notification that I had a new inquiry on my credit report so I called him to let him know why and he said to me that the inquiry doesnt affect my score and I told him that I was working on buying a house and the people who are helping me told me to keep my credit clean and not to add more inquiries, and he ask me who they were and I told him I did not need to share with him who and he yelled that well than that is not my problem and my mention my score #s and said that I am just calling to ruin his Saturday and I told him so this is how you talk to your customers and he said you are not my customer because with your score you couldnt even get a home and hung up the phone. And just so you know I know scores can get better sometime it just takes time and when I get there Palm Harbor homes would be the last place I would ever look because the way I was treated by your so called Sales man Cory who by the way I told him I wish this call was recorded he said he did not care.

My wife and I started with the Roundrock location online.. We also stopped by and met with James Snider the manager at new Braunfells .. TO SEE IF HE HAD SOME DIFFERENT MODELS TO LOOK AT. He is a real looser. Basically a used car salesman ... he doesn’t listen to anyone about anything... So .. My wife and I drove to Roundrock to meet with an awesome Real Salesman Jonathan in Roundrock and he was Amazing!!!!! We gave him a budget and he exceeded our expectations of how he worked with us. I would HIGHLY RECOMMEND TO SEE JONATHAN IN ROUNDROCK LOCATION IF YOU WANT TO GET WAHT YOU ARE PAYING FOR!

My husband was very pickyand David gently shifted him from a double wide trailer to a singlewide trailer because we really did not have much money to work withDavid is organized and has a team at the Palm Harbor office whoall support each each other

I bought a home from this place and it has been the worst experience I have ever gone through. Do not buy from this place. The do not care once they get your money.I have been in my home for a year and its already falling apart due to poor management from M and his subs. The factory doesnt answer you calls or emails after 4 or 5 months. If they even come out to fix something. There is a long list of failures with this office.I also have black mold in my laundry room from a leak that was supposed to fixed months ago.

I recently had a major accident caused by poor quality axles that were installed on my mobile home. Not only one caridge had a bad axle. Both pieces to my double wide had remanufactured axles with bent springs and missing cotter pins. Im filing a complaint to the BBB regarding these axles. If any other customer has had similar problems with axles sold on their mobile homes please contact me.

You are only buying a name brand which means nothing! I had called because metal flashing on my roof was exposed after 1.5 year due to shingles being put on incorrectly. I advise you to not only walK thru your house but walk on your roof. Set up guys were complelty unprofessinaly and looked as if they had just been released from jail. DO NOT BUY FROM PALM HARBOR IT IS A WASTE OF YOUR MONEY!

I wouldnt even give this place ONE star.. Craigslist said a this certain trailer home was 48,000 i went in talked to carl and he said it was 56,000 i asked why would yall put a whole different price on Cargislist and Carl no longer wanted to talk to me. BE VERY CAREFUL WHEN YALL ARE BUYING A TRAILER HOME SOME PEOPLE ARE PLAIN MEAN AND JUST WANT TO RIP PEOPLE OFF
