Love my cousins place our family has lived here since like 1972 love the park things have changed good and bad

Was Good something different I Like it, os very quiet os what i like,good prices,what we need.

Having a friend that lives here, I visit a few times a year. The neighborhood seems pretty quiet during the evening but the daytime can become extremely congested with vehicles. Many being very large trucks making a non resident somewhat anxious about driving in the neighborhood. They roads are kept in good shape as well as the speed bumps they provide to ensure the safety of the little ones..The aesthetics of the neighborhood are maintained and mostly neat.

The staffing at pine lakes ranch and redwood said all of the homes had applications. And were not helpful or professional.Did i mention During business hours. They wont even answer their phones. 🤷Ive taken my business elsewhere.

Horrible Place! Find a different trailer park to move into. Been in same spot for 20+ years be and have watched this park go down hill. The people that run this place are bias, like to harass the sick and elderly. Rules are inforced depending on the persons mood. Also only forced on certain people. Lets Wyatts freely drive around to steal cars. Cant even go to pool without someone being threatening to you. Trust me theres other parks around to look into before here. This place should be a very last resort if youre desperate. And then only temporary. If I could I would give zero stars. Most of the great reviews on here with fake names are just people that work here.

Love my house but the management here has no idea how to manage anything. My rent goes up every year. They just reassigned parking in the parking lot. my house is in the very back and now my parking spot is by the entrance which is nowhere near my house. This place has gone down hill.

LOVE THE POOLS ! & There are a LOT of things to do in the area! PLUS the lightrail is being built across the street...GREAT place to live!

Would like to update my review, while its still not the best neighborhood this has been my home for over 18 years. I appreciate the regional manager calling to see whst she could do to make things better for me. Thank you

They have public parks, its a good place to go jogging but the roads are a little odd and at nights I could easily hear the police sirens from public streets

Very nice and quiet community. Some spots are small but most are well rounded. Great staff.

At least once a month or more the sewage backs up. Every time someone comes to check it, there is a problem underground, not in our homes line. There is nothing being done to keep people from throwing things in the sewer lines and the irrigation ditches. We cant even live comfortably in our own homes because there is always an issue with not being able to use the bathroom, shower or wash our clothing.

Ive lived there for 22 years. They wont fix the fence in the back. The road in front of my driveway is falling apart, when they did concrete work, they skipped my driveway time every time asked all I got was that it wasnt in their budget. I have a son in a wheelchair, I never even had a sidewalk to enter my house. My rent has tripled, I now get to pay more for less. Kim, theprevious property manager always had excuses. Sad when you have to talk to code enforcement in order for them to do anything. Oh yeah your response about the driveway, and the road in front of my house is still not fixed.

I have lived here 5 years and cannot wait to move! Other than the actual real estate agent that helped me buy my home the property management and the people that work in the office or ridiculous! Not only do they never answer their phones during open work hours but when you do talk to them they arent knowledgeable of what you are in need of. Very rude, disrespectful, extremely unprofessional. I actually got hung up on because the woman refused to let me talk and kept interrupting me! I would not buy here. I would actually give 0 stars if I could!STAY AWAY

The main Riser that brings water into my home burst due to lack of maintenance. This is the responsibility of the park. They did fix the pipe but left all the damage. I had to call the office to have somebody come out and at least re-insulate the pipes because the water had blasted all of it off. A man came out and did a horrible job causing the pipe to burst on my end. So I had to hire my own plumber who did a good job insulating but did point out to me that the heat tape was not working. So I called the park again and told them that my heat tape was not working. They sent out an electrician who traced the wire back and simply plugged it back in. And then charged me. When I plead for the park to make it right like it was before their pipe had burst and to reimburse me financially, they treated me as though I was trying to steal something from them. Denying that they ever did any work or sent out anybody to attempt to insulate. Also said that the electrician had explained that I was blowing the breaker with an extension cord running to my shed causing the heat tape to not work. So I was left to pay the bill even though that extension cord has been running for 15 years the same way as it is today. Even though it says on the electricians work order that all he did was plug the cord in they still refused any responsibility to any of the situation at all. Not to mention the mold that will soon be coming when it all dries and the skirting that didnt get replaced. The management is terrible and corporate does not care, you just get looped back to the same people youre trying to complain about. And it seems to be that when a complaint is made all youve really done is paint a Target on your head. I strongly recommend anybody looking to move here seek other options. You will regret your stay, I promise. None of the monies that they collect even though they keep raising the rent ever go back into the community. All the benefits that they promise are barely available anyhow. The lack of management, and appealing to a customers satisfaction is remarkably inadequate.

OK, let me tell you about pine lakes management. Since I move to my home the rent went up by 10%, every year. Dirty neighbours lives 10 people in one tiny trailer. I report the trash not moving out on time no one cares. Bottom line no one follows the rules .But theyre expected you to follow theirs. Background check is not done for everyone moves in to the park because i notice my neighbour moves in and out many different times. SNOW removal theyre never clear the entrance one day it was ice and cars were backed up because of this. Cant wait to move my new home its temporary place.

This place is a joke. The staff is inept how to run a business. First time I went in August.. as soon as I opened the door the girl acted like she didnt even want to help me and before I could barely walk thru the door she said with an attitude, we dont have anything until Oct. She just turned me away without giving me an application. Then I came back a couple weeks before Oct and this time they had a nicer lady behind the desk but she didnt know anything and didnt answer any of my questions. Just gave me blank stares and vague answers. At least she gave me an app though so I could at least get in line.. Called back to ask a few questions and got hung up on. Called back again the next day and finally spoke to the manager Erica. Asked if I could look at the only trailer available and she said it wouldnt be ready until a week from that day, the next Friday. So I made an appointment. Spent a couple days getting all my paperwork together and went in for my appointment 15 min early that Friday. Erica said the trailer was under contract with no remorse whatsoever. I never got one apology from anyone, even when I explained what happened my previous visits. Couldnt even give me a courtesy call to let me know its no longer available? Thanks for wasting my gas and 2 months of my time. She said more homes would be available end of Oct and she would give me a call as soon as one became available. When that never happened I went back in to withdraw my app and went to another trailer park and immediately was shown the trailer and put my bid in. Was approved within an hour. Thats how it should be done!! So you idiots lost out on 40k cash and Im paying another park less to buy a better trailer. Took them only 2 hours to do everything that you guys couldnt even do in 2 months?! All because you people have no idea how to treat a customer or do your job at that. Felt like discrimination to me. If youre white dont even waste your time with this place. Sanctuary City!! I lived here from 99-2001 the management used to be WAY BETTER!!!

Worst place to live in! I used to love living here until the 3 girls in the office came in! Especially the hispanic manager. Rude! Only when it’s convinient to her she tows everyone that says something about having 6 cars on her yard!

If you value your safety, and the safety of your kids and pets, dont move here. This used to be a great place to live....new management has changed that. Very unfortunate.

In the last 6 years this place has cleaned up. Its a bueatiful place to live. I enjoy the contests to win stuff for nice lookingvyards or holiday decorations. Keeps the community positive and a much safer place to live.

It is not a clean place it, is filthy many people that live here dump their unwanted household items along Riverdale Road or open space areas. Numerous problems with individuals partaking in illegal and dangerous activities in the surrounding greenbelt. The small pond on the east side of the trailer park is loaded with peoples garbage and household items. Why would you charge extra lot fees for backing up to an open space?

Its a nice place to live ;its very calm and people in the office are helpful. The streets may need a little maintenance.

Their office staff has large turnover and they NEVER answer their phone. They don’t provide notice when they have to shut off your water for construction needs. Management is a joke.

Management is a nightmare. They promoted the assistant who is worse. This is an out of state company run by in state employees which means nothing will be taken care of properly. We just had wind storms and a notice was put on every single home saying to fix the damages or face eviction. No time no sympathy. Some of the homes are garbage and many dont take care of their yards but those who do will get notices stating that buildinh materials need to ne removed or be evicted. Trying to schedule a meeting with these people is ridiculous. Theyll never show up. You have yo take care of things immediately or face eviction but they wont fix anything in a timely matter.

Its all old no replaces even once a teen got bite by a dog and theres like the rodes super bad and its so little anyway i am not living there any more and alsow the swimming pools are super cool so I kinda miss it

New management has made living here a miserable experience. Theyre staff is useless and changes rules and policies depending on what mood theyre in. They favorite certain community members and people cant even park in the street or youll find yourself without a vehicle because theyve called the tow truck, again this will depend on what mood their staff is in. Its just ridiculous.

We bought our trailer onsite, and now were stuck between a neighbor with a creepy child who keeps peeping in our windows and running amok without supervision (why isnt he in school at 11 yrs old, and where are his parents?)And the neighbor behind us with vicious pitbulls who already had one of his dogs killed because it kept attacking people, he video tapes our house illegally and has been told by police to cease & desist video taping our children and our house, Pedophiles are rampant here and a kid was stabbed to death behind the clubhouse a couple years back.This place is trash because the people running it only want money, not beneficial tenants occupying their crabgrass and clover infested garbage lot spaces.Stay away. Were stuck with a house we bought, and Im warning all good people to stay away. If you want to live, that is.

Trailers arent really small in size, very cozy. Depends what pool you go to if its cold.

(Edit) no my issues still havent been resolved my fence is still missing pieces and my neighbors dog is chained up in a corner with feces covering his area and you people still havent done anything and for gods sake get rid of the racoons thers a family of 4 that always go through my trash and have killed a neighbors dog get it done

Way to crowded! Houses are literally on top of each other. Was not pleased at the dead cat that was laying in the gutter. It looked like it had been there a while.
