So I got a storage unit here after shopping around they offered the best price for the size I needed. When I pulled up one of the 1st things I noticed was how secure it was. There is NO way anyone could break in! Then I went in and I was greatest by 2 of the nicest girls, I wish I had there name (one was pregnant and just had her baby this month) they both were so helpful and professional. They had no problem explaining anything I needed to know. They had smiles on their faces the whole time and just were extremely helpful. The office is clean and well-kept. The units are extremely clean and well-kept, with air conditioning so you dont have to sweat when in your storage unit. I recommend this place to anyone thats looking for a place where you can walk in feel safe and like family. Not to mention they offer FedEx services, postal services, UPS, PO boxes, copies, printing. They do little bit of everything there its a One-Stop shop and I recommend this place to anybody looking for a quality storage unit for a great price!THANK YOU DOWNTOWN STORE

Despite this being a place that had to email tenants about HUMAN FECES AND URINE in the INDOOR trash bins, they also raised rates during a pandemic with millions out of work. Honestly so selfishly unacceptable. Ever since they switched from CubeSmart, its been a clear vibe of money grubbing. I highly suggest you look elsewhere. Ill be moving my things when I can secure a truck to do so.

The owner and Andrea are wonderful friendly and truly do care. They have a new manager Jessica that is not very friendly at all. When I asked to have the owner contact me I was told that he is out of town and when I asked when Andrea is there she stated that she does not know basically she is the only one to assist not impressed

The best clean facilities I’ve ver seen! The staff is super nice and considerate for others mental health problems. Don’t expect your money back for your lock tho 🤷🏻‍♀️

I was extremely pleased with the friendly service and attention besides the overwhelming help I received! I cant say enough about the positive experience I had with the Manager!!What I needed was met with a positive response and I walked away feeling very happy!

This is just a fantastic storage facility. The staff are truely excellent. I have always gotten first rate service and attention. They frequently bend over backwards to make sure I am happy and well taken care of. The mailbox service is of tremendous value. My packages are kept secure and they even call me sometimes when I forget to come in to pick them up. The storage units are great. Kept under air-conditioning and unlike so many storage places, I never have to worry about flooding with a unit on one of the above ground storage spaces. Prices are very reasonable too!

Best deal in town! Great owners, very helpful, clean, safe. They helped my husband and I move all my belongings, and brought in more help as we are both disabled. Dont go anywhere but here, very reasonable!

Its a perfect place to store your stuff it cold in the summer

Quality service for the best price. The building is clean and the employees are extremely friendly. I needed to rent a space so I went online to make a reservation. I got a call to confirm and go over details and the next day my belongings where locked away for safe keeping. If I had to say negative thing it would be the open and close time. I work alot and sometimes I wish the building was open at an earlier time.

I was asked by front office to give a review once I had the chance so here goes..... This is solely based off my personal experience and in no way shape or form a way to reflect badly as the staff is very helpful and kind but the build as a whole is not storage friendly.I discovered roaches coming out of the unit next to mine after having everything moved in which I was reassured they didnt have on a call prior to me moving I shouldve taken more consideration per a previous review I read somewhere about this storage facility in regards to that matter.The elevator isnt really in the best spot and is quite pointless to have, when having a storage facility if youre going to have an elevator make sure its capable of moving large heavy furniture. Which if one is using a storage more than likely will be storing these types of things.No freight carts were available to get around the multi level unit 2 and I mean 2 small flats were available as a courtesy of the office which was comical. If it werent for me being on a short time limit and being more aware of the Modesto area I more than likely would have chosen a different storage facility. Ramps would be more sufficient as well as an alternative to be able to get around and move ones belongings instead of stairs. Oh and can you please clean the alley way who wants to move their belongings in the smells and left over garbage droppings. Due to no ramps, appropriate size elevator for large size items and or moving carts large enough to carry multiple items it took me 7 hours to move my belongings as we were constantly interrupted by ones who were a little suspect and often asked if they had a storage facility with this companyI would love to be able to give a better review but can only give one based off the personal experience Ive recently had. This building personally was not moving friendly but Im sure others may have had a way better experience than mine.

Edited 9-11-2017Downtown Self Storage did earn the very negative review I posted earlier, but they have made a reasonable effort in the past week to mitigate the damage. They have posted credits to my storage accounts to offset most of the additional cost I had to bear as a result of the elevator failure, which I still attribute to a poor decision to install a passenger elevator in a storage facility. I am happy to accept the peace offering extended by this company and would like to praise the front desk and the manager for understanding the situation and doing what they could to help. I have changed my one-star rating to a three-star rating.Below is the original review I posted on 8-26-2017:Choosing Downtown Self Storage in Modesto has to be one of the worst choices of my long life.First of all, they use a sales agent to book storage, an agent who is only concerned with making his commission and who ignores things like the truth. I got a confirmed reservation for a 10 X 20 unit on the ground floor. When I confirmed with the facility by phone the day before check-in, I was told that there are no 10 x 20 units on the ground floor but that I would have two 10 x 10 units on the THIRD FLOOR, but Dont worry, we have an elevator and you will have no problem.When I arrived and inspected the units I learned that one of the 10 x 10 units was actually 7.5 x 8, but listed as 10 x 10. I was given another, the very last available, 10 x 10.I had arrived with a 26 van fully loaded. When my hired workers began moving boxes and furniture to the third floor via the elevator, I quickly realized that the owners of the business had made an executive decision to install a passenger elevator in a situation that required a freight elevator. The elevator broke down after the first load. We waited for four hours until the elevator repairman announced there would be no elevator service that day. My workers had to haul my heavy home furnishings up two flights of stairs. It took six hours. I had to pay nearly double the expected charge for moving my goods.To this date neither the owners nor management of the facility have offered any compensation or assumed any responsibility for their predictable disaster that cost me a lot of money. Oh wait, they offered me $25 off the next billing.

This is the a great and well maintained facility. Every one is awesome, professional, curtious, quick to help and friendly amd honest. They have great units, reasonable prices, and offer more than just every thing you need from packing supplies to shipping and office needs. Conveniently located. I would never rent from these people they got rats or mice and the district manager was there that day i came in and he was talking to his employee like trash and me as a potensiol custermer he. Wouldnt give me the time of day so i went to extra space self storage they were very polite even a little more on price but atleast my stuff will be safe and not eaten up

Clean and new with great gate hours and the staff said that theyll be bringing in a printing/copying, pack and ship to the location along with mail box rentals that you can have a real street address. What I havent seen yet in anyones reviews is one of the best features of this self storage place, the CLIMATE CONTROL units are a MUST!! With the weather in Modesto, you totally know that it can be fickle! When you have your things stored (some of our stuff is very precious to us) with other self storage facilities that dont have climate control, you get what you get and usually its either moldy or your things are all dried out if you store them for any length of time. So, just saying, that this was an important feature in renting a unit here, and the climate control really makes a huge difference. Great location too, and close to college.

Helpful, friendly people. Clean, love the temperature controlled environment. My unit is conveniently located for me, thanks to Van.

Staff is really friendly and willing to help whatever your need. Small parking lot and hard to exit the property due to the florist shop always having their delivery vans in the alley.

Worst place to go for storage in Modesto unless your homeless or on drugs yourself...seems like over half live in the facility while getting high or u find the broken meth pipes on the ground. I bring it up to management and get told well what am i suppose to do i cant kick them out! Wow really? What kinda nd of place full acknowledges they allow their place to be used as a homeless lodge n drug den? Anyone that says otherwise on the reviews is full pr it or hasnt really been here bc in the 3 days n nights i was moving into the place its all transients that are coming and going i didnt see but one regular customer....i dont judge or care whats peoples extra curricular activities are but not when its directly around my stuff or family then i have to say somethng. And dont take my word for it come thru thenplacr a couple times during the day and evening but like me i didnt see the bulk of it til after the office was closed and the people are coming to lay down for the night bc they all start coming in right before 10 sooooo be ur own judge for the place just not my recommendation

This is the worst storage in Modesto. Since Ive been renting from them they have changed owners 3 maybe 4 times, the rent has doubled i keep getting charged more n more without any kind of notice. If I were you I would not rent a storage here bad bad bad news of ya do. COcKROACHES AND RATS

Has gone under management changes twice in the last year with new hours being more restrictive and rates increasing. Closed on random days or times.
