This place is actually progressing. From back in the day it was a new park, to getting beat up and run down, and now theyre moving new updated mobile homes back in. Making the community a better place.. I love to see this!

Just bought a trailer the new manager is doing everything she can to help she is a great person.they have a meeting every month to go over ideas to help improve our community. Hoping to get to one sometime soon but my job makes it up in the air when I get home. Maybe someday thank you Melissa for all you do.

I actually did some lawn and landscape work for them. They Katey was very nice and reasonable. They paid me for my services promptly. I can see they were making many improvements there. Including the work I did.

I love living here!, beautiful trees,nice families to talk to,we have all kinds of events that the management has throughout the year its really fun!,You should come check it out!,it could be a place you might want to raise your family!

I just visit a friend there, looks ok to me I guess, I just drive through it for the friend usually at night seems calm & quiet in the middle of the night.

I have lived at Royal Village Mobile Home Community for going on 8 years. I have seen managers come and go. The place has it issues not unlike other living communities. I have seen this Community go through a lot over the years. Over the past two years I have seen the community improve aesthetically and management wise. It is on the upswing at this point and I am hoping that it continues to grow and people take pride in their property whether they are renting or purchasing their home. I give them 5 stars in the area of improvement.There is one thing I want to mention that I am having a problem with. We have new neighbors who are not considerate of others. They continually park and block us in our parking spot. The park in the area that is actually a turn around so you can get out of the driveway. It isnt even the size of a parking area. If a car parks there it has to park on our lawn. Also when parking in that area the sidewalk up to our deck is blocked by the car. They have continually drove through another homes lot to get out to the road. They have a junk car parked in the yard next to their parking area. There parking area is large enough for 2 cars, however they park one car in the middle of the parking area and the other junk car on the grass and another car in the turn around area. We keep up our yard and have been working to make our home nice. We were told when we moved in that the spot at the end of our sidewalk is NOT A PARKING SPOT and we were reprimanded for parking there. When I called the office today to talk to the manager about this she said she was told it is overflow parking for when we have company. It isnt even big enough to be a parking spot without parking on our grass and blocking our sidewalk. This is a real problem in the winter because there are not many options on the path to our sidewalk with the snow. This issue needs to be addressed by Rich who is the regional manager (the actual boss). If this continues we are going to start parking there just so we can get to our sidewalk. This will leave our two car parking area empty. I am hoping Rich gets this review and takes care of this matter.

Dont recommend

Big redneck place but quiet rent is reasonable for some low income families. The trailers need lots of work unless u get one of the very nice new homes.

Speedbumps are too tall in the road in there .They scrape the bottom of the van

Would not recommend this place to anyone first bought a home here and nothing was done that was promised overpayed for the place was promised new windows and a bunch of other stuff didnt happen til we got a lawyer involved in it still waiting to see what happens with that. Management is telling other residents that we are bad people and not to talk to us so now we get dirty looks every time we drive through or sit out in out yard they talk about you to other residents badly plus has the only child in the park with a child the same age as mine the is a good friend and now they are told they cant even been friends cause she works for them and can not associate with any of the other residents in the same parks she lives in just cause she works for them. Thats just bs and its make the children of the community suffer. Wish I would have never moved here.

If I could give them zero stars I would. I actually use to work for this community and can tell you not only do they not care about their employees they especially dont care about the families they rent to and in case anyone is like well this former employee must have been let go I promise you I quit on them for not taking care of much needed improvements to this community. I bought my home from them 3 years ago, was told what a great home it was I planned on making small improvements to the home one being adding a tub to the bathroom as there was only a shower and with having younger kids this was a must for us when removing the shower we then found black mold throughout the whole back half of the home, I have replaced just about everything from the sub floors, to carpet/ vynal/ woodflooring, new windows and doors, new plumbing throughout, new deck to front entrance, hot water tank updates throughout the home that we did not plan on doing to the home originally, but every time we would make one small improvement we would find a list of things that had to be done first before moving forward that they did not disclose. I have been promised to have my driveway fixed since I moved in and yet its still not been taken care of, they tried billing me for a $300 water bill for one month saying I used 30,000 gallons of water and that I must have a leak or running toilet they have been telling me for 3 weeks that they will be sending a plumber out on a day that works for me so I can be there but have not given me a time of when this plumber will show up and he supposed to be out 2 days from today. The roads were promised to residents that they would be fixed and new speed bumps would be put in, but they have only done 1/2 of the main street this was last summer and no speed bumps have yet to go back in where they did the work on the street, sidewalks were supposed to be done, but again they only did some not all, the pool was closed for the first 2 years of my living here and this has been the first summer it has been open and they dont even bother to open the pool some days, like this passed Sun it was closed, why, there was no reason. They drag their feet at every turn horrible place to live let alone work for. And by they way anyone else notice that there were only a few good reviews and they were recently added to this site and that a few of the good reviews dont even have anything telling us about their experience/incounter with this community? Why would that be?
