Palm Harbor has exceeded my expectations, being first time home buyers Michele Stidham has been awesome during this whole process, she has held our hand from very the very first day we went into her office and has explained everything with such detail, there is no other place like PALM HARBOR. We have had the best customer service coming from Michele along with the help of the GM Jorge Rodriguez. Very nice, helpful and respectful staff!

These reviews are 6 months old and something must have changed because the manager at this location now is not anyone I would ever talk to again. I have had an ongoing problem with my $100,000+ mobile home and when I called to discuss with him the last thing he said is that he would not help. Good luck if you have to deal with guy, very unprofessional.I got a call from the new manager (Spencer) today (2/27/2017) and he was very nice. He was very helpful as I discussed my problem. The other manager I had the problem with is no longer employed with Palm Harbor.

During the first month everything was okay, aside from our air conditioning unit constantly running, because it wasnt kicking on to cool.Spencer, the general manager (if I remember correctly), guaranteed our electric bill would never be over $108 and change. Well, were a year in and we have never had an electric bill under $108. I dont think we have ever even had one as low as that.Now lets talk about the house itself. The drain in one of the sinks in our spare bathroom broke maybe 2 months after we moved in. What happened to break it? My nephew washed his hands.Our master bedroom door wouldnt lock, and the lock broke off when I was trying to turn it. Then the door stopped shutting unless we lifted it. Eventually the door knob came off while my husband was trying to shut it. Then the trim broke off, so our master bedroom door doesnt shut at all now. One of the sinks in our master bath has very little water pressure. Its the only sink in the house that is like that. Also, the master bath tub has stopped holding water.The kitchen sink was caulked with what seems to be caulk that isnt meant to get wet. It has started to peel away, and the drain leaks. There is also a part of the counter that was broken at some point before our house was actually ours, but someone covered it with some very sticky caulk. So I discovered the chip when I was trying to clean around my kitchen sink one day. The caulk peeled back to reveal said chip.The paint on the shelves is actually paper. No big deal...except that the paper wasnt glued down properly. So, the paper has peeled and torn on both my built-in entertainment center and the built-in shelves at the end of my kitchen island.The shelves inside of my kitchen cabinets werent cut correctly, so they fall if we put anything toward the back because theyre balancing by a hair. The corners on my kitchen island are so sharp that I have actually accidentally bumped into them and cut myself. Yes, cut. I bled because of the sharp corner. I have 2 very small children who could easily hurt themselves on those corners, especially if it was that easy for me to hurt myself.The trim they put up to cover the gap in between the wall sections has come off by my pantry. The tape Ive had to put over it to hold the trim on sure looks lovely (sense the sarcasm). We havent even lived in this house for a full year, and it already looks terrible. We are not trashy people, but the inside condition of our house would make one think otherwise.Along with everything else, our spare bath wasnt completely caulked like the guy who finished the inside of our house said it would be, and he didnt reattach the plug to the bath tub drain like he said he would.Sure, all of this is fixable, and Im sure the warranty covers it, but again, we havent even lived in this house a full year yet and all of this has already happened. It makes me dread the next few years and wonder what else will go wrong.I honestly wish we had chosen to go with the company that was just a few thousand dollars more than Palm Harbor. I truly feel like we wouldnt have had nearly this many problems, and definitely not so soon.Whats good? The outside of the house looks beautiful, the skirting matches what the rest of the outside is made of, so it looks more like a site-built home, and the layout/floor plan of the house is nice.Dont fall for their claim to be energy saving. It gets so hot inside our house in the summer time that we are actually sweating. Our AC is constantly trying to cool the house down, but it can never fully succeed until dark. Therefore, the AC constantly runs and our energy bill is through the roof. Winter time? The bedrooms get warm because the doors are shut, but youre going to freeze if youre sitting in the living room or kitchen. If I turn the oven on for any amount of time the entire house gets insanely hot. I am just not pleased with my experience.If I ever buy another mobile home it will not be a Palm Harbor home.

I have had the runaround with palm harbor ever since I had my house, the walls leaks and item in my house that’s not supposed to be there and out of place items . They want return your call lie like crazy and don’t have good contractors etc.... baaddd business

They want to run your credit before they show you a house. Warning to anyone thinking of going here: if youre not sure whether you want to buy from them, be firm (no means no), and be prepared to do a lot of sitting and talking. Dont go here on a lunch break. These guys seem pretty hesitant to show houses.

I went in to Palm Harbor in Lufkin, and spoke with Michele Stidham. She was wonderful and very knowledgeable about the homes and financing options. Palm Harbor takes care of their customers and stands behind their product. Palm Harbor homes are a high quality builder and we would go nowhere else. Loved the homes, Michele, and the professionalism of the staff.

Great prices, doesnt push for just sales, takes time to make sure everything is set up the way you want it.

Would actually give a negative rating if possible! My first sales person took our down payment for not just 1, but 2 houses. Once they got the money they seemed to completely forget about us not returning phone calls or emails. Actually got to look at one house, which ended up being sold out from under us. After 2 stressful basically homeless months we finally requested a new sales person that was no more helpful than the first. Now were dealing with the manager, who sent us 100 miles to look at a total dump no one could possibly live in. Come to find out no one from the company had ever even seen the house yet. We are now in the process of getting a refund to take our business elsewhere. Overall worst experience ever, and 3+ months later 2 families are still in need of homes!
