I wouldnt recommend buying from this company. I recently went into the Georgetown location to view tiny homes, 20 mins later after getting the Sales Pitch I was told they need to run my credit in order to view any property on the lot. I know this is not proper protocol and if is needs to be looked into. Why would I let a company run my credit if I havent seen any of the merchandise. Its sad that I wasted 20 mins of my time listening and even given my information, when the policy is to run credit prior to viewing property. The General managers name was tossed out as if hes the one directing this. Its disheartening is customers are treated this way and even more disheartening if my Veterans are getting treated this way. Im retired military served in the US Army for 26 years deployed to Iraq 3 times and this is the treatment I received after serving my country. Highly disappointed!!!!If the company policy is that you run credit prior to viewing any property it needs to be posted or told before youve wasting the consumers time.

Recently bought a home and would love to say it was a great experience but I cant. The home was priced well and that is the only good thing I can say. The employee that sold the home was moved to a new position during our process so we had to speak with a few different individuals so having to be very repetitive. When it came time to get keys we were told we would get a call when to pick up, only to be told they were available days ago. To get keys and enter a home move-in-ready NOT THE CASE AT ALL!!! There was dust, debris all over the home... Even a piece of trim sitting in the toilet. We had to wipe literally everything down before moving anything in. As we are cleaning we find many mistakes in the home. Pictures are below, these being the ones we thought should be addressed. There are many more defects. After calls and emails are made some issues are still deemed normal for a new home. The home buying experience is suppose to be a pleasant one, and for that I am disappointed that this was taken from us. Had I known this would be our experience, we would have taken our business elsewhere. So if you value your time, sanity and money please dont shop here.

I switched from Palm Harbor to Titan because Palm Harbor started raising the price on me. After talking with my sales rep we thought that things would go very smoothly with them. It did not! This has been a horrible experience. The communication was awful! The wait was awful! The information was awful! We were supposed to get a bigger bathtub in the 2nd bathroom than the little piece of junk they put in there- after they verified it could be done. When they house showed up its a tub that looks like it belongs in a RV (my teenage girls cant even sit down in it). They refuse to do anything about it. The A/C was installed and is brand new and it wont work and its taken them a week to get someone out to fix it (It still hasnt been fixed to my knowledge- because communication is so poor- not one person has reached out to me). I have to call them to find out any info. All these people want is your money and then they screw you with it. Watch out for these scammers!

Just left there and are pretty upset. We wanted to see if a mobile or modular home would be something we might be interested in and told the salesperson that we were not ready to buy just yet and wanted to to look at some models. He took us in his office, asked a million questions, printed out a few floor plans, then when we ask him if the homes were open to look at, he informed us that we can only look at homes after they run a credit check to see how much we’d be approved for. What a waste of time. We’ll be taking our business elsewhere.

Well...everything started out great. Until it wasnt ... I felt like most of the time I was stumbling through this process on my own. Brittney provided excellent customer service before and during the closing. But after that, I was pretty much on my own. Management provided ok customer service until I wasnt a customer anymore and became a nuisance.Case in point - after the skirting was installed (VERY POORLY, I might add) by an independent contractor recommended through Titan, I called and sent a video of the unacceptable (un)finished product to the contractor and to Titan. I did get a call from Titan, and I explained the situation. I would assume that even though it was done through an independent contractor (who BTW is one of Titans recommended contractors) that at least I would have gotten a follow-up call to make sure everything was done properly. Nope. Nada. Eventually I got it worked out with the contractor, and its fine, but no love from Titan.If I didnt love the home so much I would be even more upset. Yeah, everyones buddy-buddy until you sign on the dotted line. The financing was an absolute cluster, which is not Titans fault, but just beware. The delivery and set-up were fine, pad site and water hookup were fine (these were Titan-recommended independent contractors). I used my own electrician.Champions Red Carpet Welcome? What a joke. They came in (finally) and hooked up appliances, and thats about all they did except took a poo in my toilet (there were tell=tell signs...), didnt sweep or wipe out any cabinets, didnt put batteries in the smoke detectors (even though I left a full pack of 9v there AND told the guy to do it while I was on the phone w/him), didnt remove stickers from windows, didnt adjust drawers. I tried to flush the toilet (to remove said tell-tell signs) and there was no water in the tank. So I called the contractor and he said oh, I turned the water off inside the house, I guess I shouldve told you that. Ya think??? I didnt even know there was a water shut-off inside. I was outside trying to turn it on at the main. So theres all that.Champion finally came out and fixed several of the problems with the home - the shower tile cracked during move, missing cover on outlet, dents from moving, etc.But I CANNOT give Georgetown Titan Home Direct better than a one-star rating. Had I known the level of after-care I got, I wouldve bought this home elsewhere.Suggestion for better customer service - have a scorecard that outlines what to expect - put it in bold - hand it to the customer. Step 1, step 2, step 3, get it?? For those of us who have never purchased a mobile home before, its completely different than buying a site-built home. Have a comprehensive list of people to call and for what. I called probably three or four different people for the same thing, and Im still not 100% sure of whom to call.Buyer Beware: Just read everything twice, make notes, and ask questions if youre not sure. Because just like a car dealership (new or used), once you sign on the dotted line they forget your name.

We went there to look and possibly buy 2 homes and wanted to see what options we had. We were told we couldnt even look unless we were ready to buy today . Who does that? Definitely wont buy from them when were ready.

I felt mislead after leaving this place on very the weekend. Disappointed I wasnt even allowed to look at one single home on the lot, all because I was hesitant to allow a credit check. Running such reports before allowing a customer to look should have been covered when making the appointment. Went from super excited, to extremely dissatisfied.

I had a very bad experience with the Consultant/appointment setter and the salesperson at the Georgetown location. We have a very wooded property and cant get a manufactured home in. We needed someone who could assemble the home on site. I googled modular homes built on site and got Titan. The consultant, Priscilla seemed very helpful. I explained our exact situation, making it very clear that it would need to be assembled on site, but that there was room to bring in separate walls to the build site. She assured me this was possible. I wanted to have them come to our property and see the site first. She said we needed to set an appointment at the store first. I was agreeable to this as it sounded like they could do it. She directed me to look at various homes online that would work and told me how flexible they were as regards how much work we did and how much they would do. As this is being built on my daughters property, I arranged for her sand her husband to take time off of work and homeschooling to come with us. They had to bring their 2 small children along (the school being closed due to covid). My husband came as well. We had the $ and were fully prepared to make a purchase.I received a confirmation email from Priscilla which stressed the importance of the appointment and calling to cancel or reschedule if we couldnt make it. However when we arrived the salesman told us he didnt have a record of our appointment or of everything I had discussed as important with the Consultant. He was not wearing a mask. I asked him to put one on. He got one, came back and within minutes told us he couldnt help us. I explained that I had been very clear with Priscilla as to our needs and she had assured me Titan could do it. He went to check with the manager, came back without a mask and said they could not do it. Again we asked him to put on a mask to speak with us. I felt his attitude was dismissive once he decided he wouldnt get a sale out of it. We all left. I called Priscilla to find out why she had set the appointment. She had obviously already spoken to them and had her story straight. She was unapologetic and eventually hung up on me. I was angry, but I never swore. I wanted her to take some responsibility for the situation but she did not.

Dont waste your time with this company, I was ready to purchase a home until they found out how much I was approved for through the VA. They didnt even have the decency to return my calls. Very disrespectful.

Recently sold a home through this company by salesperson by the name of Nick. The house was for my mother and she has had the best experience possible. She loves her new place. The overall purchase was extremely easy and we were taken care of extremely well! I highly recommend anyone in the market for a home to give Nick a call!!!

Would give zero stars if possible! My wife and I placed money down to hold a price, with the full explaination that we would have the money to place down (cash deal requires 50% down for an order) at the end of the month. So we go in to do the cash down in about 2 weeks, and thats when we are told that they wont honor the deal/price we put earnest money down to hold. ...TOTAL BAIT AND SWITCH...DISHONEST BUSINESS PRACTICES...DONT BUY FROM THESE GUYS! I WONT DO BUSINESS WITH PEOPLE LACKING MORAL FORTITUDE, INTEGRITY AND HONOR.

This place was great! We bought our home quite a while ago now and have been thrilled with it from start to finish. Even when I had concerns Rob went out of his way to make sure they were resolved. He actually drove out to our place (which is not close to them) twice during the process to check on things. That is a level of service that you dont see often anymore and I cant thank the people at Titan enough for this!

Sales rep Niko was awesome. Brittney was the best. Red carpet trim was unacceptable. Issues since weve moved in have compiled. Ive called Rob for over 2 months now with promises to get things done withno return call. Im so discouraged with my home and how Ive just been left since main deal was completed. Would not recommend to anyone now that its ended as it has. To begin with they were great Not now Im stuck with this...its too late. Dont make the same mistake!!

Called to make a appointment with Jason. Arrived on time and we were greeted and sat down and started talking. We wanted to see some homes to see if there was anything we liked and Jason just keep talking about our income and asking us for information. It was a bit insulting when he just assumed my husband was not from here and assumed he had a ITN number. Then I asked why he wanted the social security numbers right away and he said well we don’t show homes until we run your credit to see what you qualify for. Never heard of a company not being able to show you property unless they run your credit. Horrible experience definitely won’t recommend any one going there.

Worst customer service Ive ever experienced, very pushy, no information sharing, old school sales tactic behaviours. Unwelcoming, seemed to only be interested in their needs vs my own. Came to browse and get an idea of what I might want for my future and was told that I could look up their list of prices online and that it was a liability to walk around and look through the lot and they needed to know who they were talking to. Explained that they were builders only, that they had been doing it this way for over 20 years and their customers love it. I told them I would take my business elsewhere and absolutely loved the customer service next door at A Plus.

I purchased a home many many months ago and since I’ve purchased my home I’ve literally had so many issues with the home and when ever I’ve called to get anyone to help me fix my issue ive just been ignore countless times. With promises of call backs going on for months. I called with my first issue about 5 months ago and I was promised the issues would be looked into but to my unpleasant surprise still five months later and nothing has been done and the issues have gotten worse. I would absolutely never ever recommend anyone buying a home from this company unless all you want is to be ignored.

We bought our home some time ago and wanted to share how great the experience was! My wife and I had a faily complicated situation with 2 lots that had to be put together and an area that was difficult permit wise (none of which we knew going in). We worked with Rob, he found us a perfect house and, lined up the cotractors we needed to help us through all of the issues that came with putting a home into that area. It was fantastic and we couldnt be happier with the home!

I came hoping to get a mobilehome and land for my family, and I am very happy that i contacted Dalton and Sandra. BOTH Real state agents works every step of the deal and got my family in a nice country area. Their experience and their professionalism went beyond my expectations. They cared about each customer wanting to find something for the family. Worst experience ever!!!!!!! went to buy a first time home and was given misinformation and or little at all on how the process worked. Repeatedly had to give them stuff we had all ready given them, our salesman we were dealing with disappeared without warning right after we gave them our down payment and only after repeated texts and phone calls did someone else tell us that he went on emergency leave. Then when we went there for the last time under the impression that we were going to sign for our house did we walk into the manager Rick yelling at one of the employees and then it folded out on to us. He was very rude and had a threatening demeanor about him, we were trying to figure out why we were told that we would be signing for our new home only to find out that was not the case he became very combative and kept trying to shift blame to anyone but them he then told all the employees that they would have nothing else to do with us and to refund our money. We had already had our property evaluation and everything at one point he even got up in my face after I had already left the office. I would never recommend these guys to anyone. I recommend something be done about this guy before a law suit happens. That guy has no business in a customer service job.

Sales agent Tony was very receptive, kind & patient - I was asking for basic info on land pkgs & he gave me answers & was very helpful & invited me to take a look around at the open homes without any pressures or without making me feel like I was wasting his time....very refreshing!!! I will definitely keep Tony at the top of my list & if I decide to go that route - then he will be my choice of agents!! Many thanks Titan for having a no pressure sales team!!

Do not buy from them! Save your money for a business who knows what customer service is. We were told the day of delivery that there would be an extra $500 fee for delivery. This WAS NOT disclosed to us when we signed the papers.They harrassed us to no end to get what they needed. Endless messages and phone calls. Then when we need things to be finished they dodge our phone calls and wont finish what they promised.Ridiculous that they are still in business when they handle customers this way.Holes everywhere. Different color siding. No word on when they will come fix the house I paid for!!

Drove in from Fort Hood without calling first only to be told that without an appt AND preapproval they would not even let us look at the homes. What? I understand the appt but really? Preapproval? That is so wrong! Im not about to give you all my personal info and have you hit my credit which is prob better than the salespeople just get a look at your inventory. What a waste of time.

Wasnt even close to a good visit. Went to look at other manufactured homes, and after about an hour of pre qualifying that wasnt asked for. We were finally shown the homes. Constant comparisons to other manufactured homes on how they have such high quality materials. I can understand selling yourself, but I felt like it was 2000 all over again. Vinyl countertops, and outdated appliances to go with very poor floorplans made for an unpleasant trip. Before we left they were insulting the quality of our previous looks into manufactured homes. I dont recommend anyone to shop here unless you wanna feel the old pressure of they only care if youre buying now, and you fit their ideal clientele if perfect credit.

Stay as far away as possible. We have been fighting with them for over a year to get things fixed. We even had to get the state involved. We bought a high end home and it has been a total disaster. Buckled floors, doors and windows dont open and close properly, damage by their contractors, cabinet doors falling off, water leaks, no hot water, electrical not up to NEC code, heating and A/C issues. We have a huge list of issues. When you contact them they ignore your emails and phone calls hoping you will go away.

My husband and I just bought our new home from Titian and it was great. Austin and the other salesmen were really helpful and took the time to explain everything to us. We were kind of in a rush to move before I had our baby and Austin made that happen for us! Even now I can call him with any questions I have and hes happy to answer them.

Helped me really quickly, and made the whole process much more understandable. Very helpful and wanting to help you find what’s gonna be affordable for you. I’m looking forward to purchasing a land and home package with them.

Broken promises and lousy service. I should’ve been more concerned when we were sitting in the lobby and we could hear the manager of this location using profanity and speaking poorly of other people which I assume to be other customers. I mentioned it to the sales rep, who Apologized for his boss. Unfortunately this pattern of not caring for people permeates their entire organization. This includes the original sales rep who made promise after promise only to break every single one of them. If you want to be completely abandoned and ignored once you have made your purchase them this is the place for you! Every single promise that was made by titan was broken.

The worst experience yet!!! We got approved for our home and from that day til about 2-4 weeks after, titan would not get back with us on anything. I directly had to go to the lender to see what all they needed and we got it done within 2 minutes.Got tired of waiting on titan because they weren’t doing anything. Wouldn’t answer my calls, emails or texts. So finally called to ask for a refund today and the general manager got mad and hung up on me!! Will never refer anyone here!!

This is worst company you can buy from, I really regret going through them for my new mobile home but it was too late to retract. I will not recommend this company at all. For all people out there please think twice before going to this company, yes Reps are nice but they dont care about you they only care about getting their commission. They will lied to you on your face!!

They only cares the sales. After that you don’t receive any answer or orientation about warranties or problems in your home. I had one year warranty they they never did. I never will buy a mobile home with them. They don’t care about the customer after the close day. Their homes come with damage that they never will take care. In my first month my water and bathroom drainage were spilling under my home. My floor was broke at the first month and they never repaired it. Is frustrating buy your home in Titán Factory Direct.

It has taken them over a month to give us our refund back which was supposed to be given at closing. They will not answer phone and they never call back. Would never recommend this place to anybody.

They are pleasant when you go in but its after the fact where it goes bad. It took almost a week to receive an approval verdict (after being told a date) and we didnt even get one. There was hardly any communication and I had to be the one to stay on top of it. The only responses I got to my questions were vague and unprofessional. I have dealt with plenty of sales people before and know the process decently well and this was such a bad experience.

A guy named Levi that works there promised that my family would be able to get into a house and then the next day he calls and tell my family we can’t get into a house .... now we are stuck paying rent and can’t get a home

At first everything was great. Roland was a great salesman. We though everything was above board and were convinced that they could deliver on what was promised. We then signed some paperwork and gave them a thousand dollars earnest money. At that time we were promised that if anything unforseen happened we would get our earnest money back within 10 days. Well come to find out, they werent going to be able to deliver anywhere close to the timeframe that was agreed upon. We found another home at another dealership and asked Titan for a refund via email for a paper trail. We found out yesterday that its going to be 18 days before we can get it. After we got into everything it seemed like a bait and switch type of thing. Turns out it was. I hope this is helpful to someone.

Of all the places I went to in search for a mobile home, Titan was my least favorite. I was being pushed over and over to have my credit checked before I even looked at a home. When I got to start looking, all the homes were of lower quality than that of Palm Harbor and other dealers in the area. Homes had lots of chips, cracks, and exterior damage. The owner was nice, but it didnt make up for the lower quality of homes.

Austin Tarleton was our salesman, He was nothing but AMAZING!!!! If you want a sales man who wont steer you wrong, who is honest and wont let you go over the $ on what you are wanting to spend HE IS YOUR GUY!!!! If we could have had Austin through the whole process I think our home buying experience would have been amazing. Im ONLY giving 5 stars because of Austin, the gentleman we dealt with at closing and after wasnt worth a lick and I wouldnt refer him, he dropped the ball on to many things.. Very pushy & wouldn’t let us look or even talk numbers until we did a credit check. Felt very uncomfortable.

Shout out to Ryan Pak for taking time to explain construction of and touring the homes we showed an interest in. Ryan is very knowledgeable about their homes and he was very interested in our wants and needs. Also very impressed with the fact that the IH35 roadway is alongside their frontage road and virtually no traffic noise was discernible from inside the homes, and I don’t have that luxury so much with my site built home, so I will recommend Titan to others.

Teresa is a huge help over the phones, overall a fantastic and easy experience.

I had no idea of what to expect when I set an appointment with Titan. I had the opportunity to meet with Roland Castillo, who knocked it out of the park. He was very professional and knowledgeable about the product. I did not feel pressured and in fact have not purchased anything yet. However, when I do, I will make sure to ask for Roland.

Called in a week ago explained the situation made an appointment. Showed up today and nobody remembered even talking too me.

Titian was the best experience of all the companies we checked out Roland and company was always there to help when we had a question. Would refer them to anyone looking for a new home.

I came in to Titan because I want my own home. Austin and Roland were extremely pleasant and helpful. Eased my mind. I am so nervous and excited. With Rolands help, I chose my new home. I wasnt going to so this, but after we spoke and he showed me a couple of options, I decided, after 3 days to do it. Highly recommend Titan of Georegetown, tx.

We,ve been trying to get our $1000 deposit since the 2nd of June and every time we call they give us a different excuse! So if youre not sure youre buying do NOT leave them a deposit! You will regret it just like we are! But they better give us our money back!!

Having a horrible experience :/ its hot in our new home we purchase months ago and the Titan factory seems like they dont wanna fix the issue any time soon, (ac company confirmed it was a air flow issue, they couldnt fix it) its fustrating that every time we call they are in meetings and they seem very careless about our situation, (I have 4 kids at home) its been 3 weeks and its very hot in the afternoons at my house, Im beyond disappointed!)(( We have had touch up work done at our house and they left it worst than what it was(paint and trim, floor squicks,)still no one seems to wanna tell us what they are gonna do about it and when, I dont like the situation Im in, we have had so many issues along the way, I wished they care since its their responsability, no I DO NOT recommend this to no anyone!

My son bought a mobile home there and been waiting since May to move in. The mobile home is not ready and dont think it will be ready any time soon. He been calling the office but till no set date to move in. We had planned to buy a mobile home ourself but I think we will go somewhere else. Very unprofessional staff.
