The person that gave us the tour was very very nice. The problem is the units that are available were all run down repos witch it would probably be better to replace the home and on top of that the lot fee is $1038. I am paying less in rent now. We were very disappointed in the whole thing except for the girl that showed us around. She was very nice.Thank you

I would be a nice place to live, but I was told last year they did not have titles to the homes they have listed and could not show them. Again looking and the same listing do not have titles for them. Also the prices have doubled or more on the same homes. How can you post something for sale and not have the proper paperwork to sell them? And up the price? The on I was looking at from $6000 to $14,100?!?!? You can tell no work has been done to them so what is the reason?

I happen to agree with many of the negative comments but Im still giving it a high rating because this place has been my home for about 5 years. In that time I think the management has changed hands and things improve(? more like just held together) while other things get worse. In all of the manufactured home communities in northern Illinois, this one is by far the most pleasant, at least in appearance. It gives off a good feeling of family and friends making happy memories. I am very pleased to live here overall. However, please read ALL the other comments to get a real feeling for what its like to live here, especially in relation to cost and amenities.

Park is not kept up. Pool did not open until after July 1st for the summer, streets have potholes all over, my driveway should have been replaced 10 years ago, I have a dead tree behind my house that Im told is fine, my neighbors have multiple cars all over the streets, for 4 years I have complained about the house behind me that is a garbage dump and nothing is ever done but now I have raccoons all over the place because they are living in the garbage dump, We are lucky if the snow ever gets plowed in the Winter and I dont think anyone knows what salt is for the streets.I have lived here for over 25 years and my monthly fee continues to go up every year but the quality of service continues to go down. Stay away from this park

Been a resident for about 4 1/2 years now. Lot rent is high currently $839/mo & your water bill now gets added on top of that every other month. Rent increases every year at a minimum of $25 - $35 a month more. New management company took over a while ago. Not much improvement. Oh yeah they did put up new signs & Im sure well be charged a hefty fee for that come January. Theyve gone through at least 3 property managers in the past 2 years. None of them stay. Lot of break ins this past summer. Keep everything locked up or it will definitely be stolen. Roads are in bad shape & rarely plowed in winter & tbey never salt. Fun to drive on a skating rink trying not to hit anything or anyone. Its definitely not worth the money to stay here. Im moving out soon cant wait! ***Update**** Just got notice our lot rent is going up to $864 in January. Told you theyd hit us with a fee for the 3 new signs they put up. Apparently the signs were improvements they made. Pretty expensive signs to cost close to $144,000. & here I thought they were just painted wood.

I have lived here for about 9 years. Not worth the money. The park is a JOKE! They wont fix the streets. I wanna know why we pay so much money to live in here. I have also tried to contact a regional manager to deal with personal issues and never get a call back. This place has really gotten bad. Time to report to the BBB. Maybe then something will get done.

I would give this place no stars if it was possible. This place is a joke I would never recommend that anyone in the right mind to even consider this place. The lot fee is ridiculous, I used to rent an apartment and it had water and gas included. It was a couple hundred bucks cheaper than this place. The streets are more ****** up than my teeth, these crooks are charging up the *** and cant get a company to fix the roads. I woke up at 5 A.M. this morning to shovel my drive way so I can get to work on time, thats not the issue. The issue is when I came home I had to shovel the snow again because these snow plowers just pushed everything back on the driveway. Not to mention I have to throw even more salt, its not about the labor for me to shovel or the money for the salt its about the complete disregard for the work I and not to mention other residents just did. The snow plows are electronic they could move them so it doesnt push the snow on the driveway but no they choose not to. The people that hired the snow plowers couldnt bother to pay them extra for some ******* salt on the roads? What good is plowing if the streets are still covered in ice, Im not talking about today specifically just in general.

Its sad what this place has become. I loved living here. Management is a JOKE. He questions people about there life when in fact he does worse. I had out of town visitors and he had the nerve to ask if they were registered at the office. Are you kidding me registered and that he needs to know everyone that comes in and out of here. I did not know I needed to ask permission to have guesses is my home. I wonder if everyone that lives/ visits at his home are registered? He as well lives here but no rules apply to him . He does nothing for this place nor for the people. If you ever need to talk to him he is always at his home office. He acts as if he owns Whippletree and owns us. I have went to him plenty of time to and all he does is talk down to people. Im glad to see people are starting to talk. Maybe higher up will open there eyes and do something. Going to him and filling out complaint forms does nothing. He was a honest kid as he was doing landscaping here now his title got to his head. We need new management one that is going to care about his job and not take advantage of us. We need a positive change here and people that care and take pride in what they do.

Rent is as much as a mortgage now. Nothing gets fixed in a timely manner especially for what we pay. Basically nothing is included in the rent either except the pool which doesnt always open in time for the season or they close early. The playground is a joke too. I can say I like most of my neighbors. I like that I am not in a condo type living area so I dont have to worry about making too much noise. The maintenance guy is always busting his butt to get things done but hes only 1 person.

This place sucks. There are only two people who work at this location that are great. Every body else from whippletree management to upper management are worthless, unethical, unprofessional and are a bunch of crooks. I wouldnt recommend this place to homeless people let alone hard working citizens. So if any one is on the market in purchasing a mobile home DONT BUY HERE NO MATTER THE PRICE!!!!!!!!!

I have lived here many years, but the people who, like me, are the heart and soul of this place are being priced out. I am retired, and rent is quickly approaching half of my pension. I cannot imagine having a mortgage, too! Nothing is maintained at all. Do not be fooled into thinking TRAILER life is cheaper....it isnt. I will have to practically give my home away to leave, but leave I must. So sad.. L, Miller

Ive lived here since 2009. The lot rent KEEPS GOING UP every year, yet they DONT PLOW IN THE WINTER, OR SALT THE ROAD. There are gangs and drugs running rampant, including a dealer across the street from me. Ive reported him several times, he has a police scanner... Everytime he hears the call get dispatched, he closes up! Hopefully, it will get better with this new management.

Alot of pot holes and takes forever to fill just a few! Repaving streets is done only a little at a time! Gang signs and stuff spray painted occassionally on peoples mobile homes an elsewhere.. Lot fees are high and go up alot which tends to be unexplainable why it went up twice in a years time for me! Cops always having to patrol through here which actually makes me weary of this area.. All in all I dont know why I came back here to live if I could give zero stars I would! Feeling stuck..

Used to live here years back. Rent kept going up every year, and it still does.They have homes for sale but once you go and ask theyre always already sold, or someone put a deposit on itThey will ALWAYS make an excuse to NOT show you a home if theyre on sale. Its like they expect you to buy it sight unseen.Application process is also a joke. They will deny for any little thing (Apparently I didnt have enough work history even though Ive been working for 14 years, or you dont make enough even though you work 2 to 3 jobs )If youre looking for a home, go and search Willoway Terrace, Town and Country, or Blackhawk estates.Much better, friendlier. Quieter and cleaner!!!Plus cheaper!This place lot fee keeps going up, and the fee does NOT INCLUDE water, or trash!!!!My current communitys fee is UNDER $800 AND includes both WATER AND TRASH!Seriously....find somewhere else.****************************************To the reply:Why would I want to go back when I found a home at another community?Not to mention when I asked my current community to see the home they were offering; they did NOT think twice about saying yes to my SIMPLE request of being able to inspect the home.A request that NO MATTER WHAT was ALWAYS denied by the office staff for one reason or another.

Take a look at the comments, it speaks volume about the quality of life in this place.Theres a lot to discussed, but to summarizeCustomer service : Comcast has better service. The office, they talk in an adversarial tone. Theyve created an environment where if theyre talking to you, youve done something they dont like, very prevalent here.Scrutinized: Their park rules or the highway. No talking about it.They send letters of complaints against you from what they consider unnecessary things in the driveway ( necessary to you), to what you can and cant say in your own porch or threats to kick you out for late fees or rent even after years of loyalty (6+ years from me) . Yes, they walk around the neighborhood. They love writing the complaint letters. Save the letters a lot of times they are wrong and when you confront them, they see their error ( great feeling).If a neighbor complains about something they dont like, the park considers it to be a true accusation and acts on it. The park doesnt care.Low quality park: The park is old. The Village of wheeling - water department ( handling water meters, billing etc.), Specifically told me after I called that whippletree has HUGE issues with pipes. They constantly freeze or break since they are out and expose. Youll invest in a lot of maintenance work. Careful with what work it is, the park may charge fees.The roads are poorly paved and during the winter barely plowed, only after its done snowing and its harden from people driving on it.Although recently they have been putting the effort to fix things, finally! But its like a sinking ship taking on water and they are using styrofoam cups with a hole on them to throw the water out.P.s. its a place where police have to make routine checks, unfortunately.With wheeling changing and remodeling, Its a matter of time before some billion dollar company buys it and tears everything down to build condos.Actually, call me when that happens.Maybe Ill finally enjoy living there.

They dont treat all of the tenants the same. The harass some tenants even make threats of eviction if they dont do certain things to there home yet other people are allowed to litteraly let there homes look like trash. But harass people whos homes dont look like trash but they cant afford to do certain things. Its outrageously priced. You can own a home for cheaper than what there charging for lot rent and your motgage. Honestly whipple tree village should be shut down. And there maintenance guy or whoever he is. He goes by the name of leo, he should be fired not to mention him and his family live there for free paying no lot rent or anything else and hand trailers over to people they know for free or little to no profit of people who had no choice but to forgot there properties because no one wants to pay 1000 dollars in lot rent plus insurance and there mortgage. Its truly a disgusting place to live and managment should be appalled by the way the treat people who have lived there longer then they have A Been alive or B since before they moved in there or worked there. Thankfully we no longer live here big unfortunately our family does and is harassed constantly by LEO and other employees that work there. Yet other friends and family who live there in conditions that are less then ok to live in dont get tickets or receive any harrasment. Its disgusting and as I said before managment should be appalled at themselves and treat everyone the same. Make sure of your writing tickets that EVERYONE GETS ONE WHO HAS THOSE PROBLEMS NOT JUST WHO YOU DONT LIKE OR WHO YOU DONT WANT TO LIVE THERE ANYMORE! They should be reported to the better bussiness bureau which I plan on doing when Im done writing this revue.

This community of trailas every day gets more expensive the rent does not do anything for improvement the facilities the streets the trees are the branches Above the houses the driways do not work and there if they do not do anything but every day they put more rules since I enter the manager who is only now gives preferences to those he wants or give him something to let you do what you want as his family allows them to do what they want to add a fourth more to his trailer or do anything else without permission of the city but if you are not your family or your liking bothers you and bothers you for anything and do not want to give information about the corporation to be able to put a complaint when you go to buy you talk nice and then you got fucked

A quiet place in general, but the bad thing is the little maintenance of the streets in the laundry room, the service is poor with machines that give little maintenance and the bathroom is not cleaned, in winter they do not add salt, they just remove the snow.
