This place is amazing. I will never go to Starbucks again. Everything I have gotten from them is absolutely wonderful. I love the matcha and the ube. They also have a really cool vibe for studying AND they are dog friendly. I can’t believe I haven’t gone to this place sooner! Do yourself a favor and try them out.

Had to try the Ube coffee, its delicious! The interior of the shop is gorgeous, I love the mural. Nice tables to work at if thats your jam (as one girl was taking advantage of during my visit). Food looks good, too. I definitely want to try the cream cheese bun! Excited to try more of their options.

Great spot to grab coffee or milk tea. I like how they open earlier that other bubble tea spots if you want to get your boba fix earlier in the day. I like their mellow flavors (pistachio cream and red velvet); not too sweet.Dog friendly!The croffle in the pic tasted a bit off, but it wasnt too expensive which is nice.

Im no coffee expert or critic but I know what tastes good and I dont say this lightly... Sip House has the best coffee I have ever consumed. We went there on a whim as it was the closest coffee in the area and omg it is top of our list to return when we visit Seattle again. This is what coffee should taste like!

Ube latte is a must have!

My ube milk tea with boba was one of the best Ive had in Seattle, delicious and not too sweet. My partners black milk tea with boba was just as good. I believe the straws are compostable which is great, though some residue was peeling off onto the lid. Not off-putting enough to knock off a star, I was just worried it would get into my drink.

Once again, its places like these that I dont give 5 stars to everyone. How else can you make sure the best places stand out!?! Their atmosphere is as cool as can be these days, the staff was helpful and friendly. And the coffee... Wow! Its fantastic! We really like Vietnamese coffee very much but have never seen any variations before. Not only are the flavor combos incredible but they never stay from the Vietnamese base. We will be back. Hopefully often but we dont live that close. But its worth the drive. Oh my, its so good!

They used to be the best in every way now the last 3 have not been great I asked for a milk substitution and it wasnt done and my tummy felt it within 15 minutes so it was a mad dash home. The last 2 times I have come in the woman behind the register was rude. I came in with my grandmother and she served 6 other people then said oh and made our drinks not even a sorry. The next time I came in they were out of the drink I requested and there couldnt be a milk substitute so I just left. I will miss them.

Very cute place with good coffee, good atmosphere and good service. Its not horrible busy, and you can find parking as well. Theres tables to sit down and theres charging spots all around. You could do all your homework here!

Ive been here a few times now, and each time Im floored by new things on the menu. Theyre great with the basics (Vietnamese coffee, matcha coffee, ube coffee) and yet still willing to experiment with season flavors.Yes, the coffee here is a little on the pricey side. However, it makes up in terms of the taste and experience. Plus it has good seating with lots of outlets as well as giant windows to get the sunlight when possible!I would recommend you try it out and see how Seattles coffee scene is expanding!

Beautiful interior, delicious food and drinks, and amazingly kind staff! Their passion fruit orange tea is amazing.

This cafe has such a cute atmosphere and their orange peach lemongrass tea is absolutely amazing. Its a really lovely place to sit and study, have a chat, or just idle. I usually park at the U Heights parking lot nearby and I havent had any problems personally with towing or fines. I cant believe I found this place so late into my career at the UW, be sure to check it out if youre nearby.

The coffee has the roasted bitterness but sweet at the same time. It is pretty sweet so be cautious when ordering for the first time.

A cafe that only has indoor customer seating, that DOES NOT allow their customers to use their restroom because of COVID??!! They do this using a loophole that allows a business to refuse usage of their bathroom if they have less than 3 employees working there at the time (they had 2). They should be ashamed of themselves. If COVID is really that much of a concern, dont allow customers to sit inside & eat or sip their beverages!!!The doughy cream cheese roll thing & Americano were good.

Came in and ordered a coffee with no ice for coworker but they don’t have no ice option. I just think this is very inconvenient and hopefully the owner can change this. Did not want the ice melting and lose the coffee taste on the way delivery that’s all. Ok Vietnamese coffee, good customer service though.

This place is delicious, and so fresh. I got the peach orange lemongrass green tea and it was the best fruit tea Ive ever had. Their space is bright and beautiful. I cant wait to sit inside and enjoy my tea once COVID restrictions are eased. I work in the U District and Sip House is definitely a new favorite. Highly recommend!

While I really enjoyed the drinks offered here, especially the phin drip coffee combinations, the price is simply too high. With the amount I go out for boba, I’d be broke in a month going here. That being said the ube coffee latte is worth a try!

Very cute and aesthetically pleasing coffee house. I’ve been here a couple times and have tried a few drinks. And I have not been disappointed yet!! If you’re ever near and are looking for a good drink or some snacks, you won’t be disappointed!! And I personally love the big flower painting.

This place is very popular! Definitely a new coffee/drink destination in the UW area. I like the interior design of this shop and I would recommend to try coconut coffee. It tastes so much better than any other coffee shops.

This place is over-hyped due to tiktok. Quite literally the most watered down latte and worst coffee i have tried. I tried the famous ube latte & matcha latte. It was just not good at all. Just purely for aestheticness. Im unsure of their other drinks. But as far as the lattes above, no flavor.

Literally just opened and trust me you would want to try their lemongrass tea series. Its just so refreshing for the summer. Also their coffee is very very strong as well.

Super friendly Baristas. The matcha milk tea taste super smooth, none of that grainy after taste. The honey lime lemon grass tea is the perfect amount of sweet and citrus.

If youre looking for a coffee shop that delivers delicious coffee beverages, and youre not allergic to lactose, this place is for you (if you are allergic this place is also for you). Their ube and matcha lattes are not only Instagrammable, but also they have incredible flavor. I think they must make their syrups in house because the matcha syrup is amazingly good. Not the chemistry lab clorox flavored syrups you get at Starbucks or other coffee shops. I recently tried the mint mojito iced coffee, and it was fantastic. Would highly recommend this place for the drinks. It loses 1 star because they need better seating for those of us looking to stay a bit longer and enjoy our drinks while we catch up on work.

A really great atmosphere, style, and location really makes this place awesome! When things normalize (after quarantine) this would be an awesome place to hang out or study since its pretty close to UW. Ive had the Ube Coffee Latte and the Fresh Mint Mojito. I think the key is to definitely take a straw and stir your drink up, which may be obvious to some people! This will really get everything well mixed and tasting amazing, rather than one dimensional by sipping layers, which could be a preference to some? They also offer paper straws which is awesome :D. Only constructive criticism I have is that I wish they were open a bit earlier, which is trivial, and that online orders were complete upon arrival but they are new and working on the work flow. Otherwise good Vietnamese coffee spot!

Loved the coffee and aesthetics. Variety is good and Ube coffee is a must try. Mojito is another great one.

Sip house is the new addition in the Udistrict. I have visited 3 times here to give this review. Their coffee is not sweet at all. When you mix the creama in with the rest of the drink, it just tasted like watered down coffee. The drink is on the expensive side. I only recomend this place if you need to place with internet for work all day long.1/5 for the drink2/5 for the price4/5 for the customer service
