We visited the site of Palm Harbor Homes, in Plant City, FL. Max Raguo was our sales associate. He made us feel comfortable. Not pushy. He took us to 4 homes in our price range. He answered all of our questions. He left us alone to talk about our feelings of what was just showed to us. Very impressed with him, and the homes.Now a decision to be made. 5 stars
Exceptional service! I enjoyed seeing all the models and having the freedom to take my time while looking at everything. My sales rep Paul was really helpful in answering any questions I had and has answered me promptly since. It’s been a very easy process!

It has been a blessing to my wife Deborah and I the day she told me about Palm Harbor Homes in Plant City, we drove down from Daytona Beach searching for a home we badly wanted, we met Max Rabago, he has been nothing short of marvelous, hes been patient he helped us find the home we wanted. Most of Plant City models show absolutely well and my experience with Mary from the design center was great BUT the sales manager JOHN LYONS is the ABSOLUTE WORST. He’s comparable to an unscrupulous used car salesman. He constantly repeats that he’s been in the business for thirty (30) years and sometimes it’s another. However his professionalism has a lot more to be desired.I have excellent credit and although my financing required $15000.00 down. I was asked to make a $30000.00 deposit that went to $40000.00.After approximately 6 months in the process I was called by Jackie to send verification of my $40000.00 check clearing the bank because they’re unable to continue the process. I was never given an explanation. Anyway I’m so ecstatic that it went that way because I’m very uncertain if Palm Harbor would do right by me seeing that they have this CON representing them. HAPPY RIDDANCE!!!!

Decided at 4:30 we where in the area and wanted to stop by, didn’t think we’d do or see much with it being so late, but we where more than surprised and impressed.Max Rabago not only showed us several houses, but also explained the construction, building, and multiple customization options that where all within our budget and explained the processes of going through the construction and completion.We went home and browsed more with the information he sent us and immediately took steps with our Realtor to stop looking at unimpressive houses and start looking at land to build our dream home .Couldn’t recommend palm harbor any more than I do now . It was like a theme park for dream homes and anyone looking build a home for any size family or property would be doing themselves a disservice by not starting at Palm Harbor . Again Max made the whole trip easy, exciting, and entertaining.Do yourself a favor and give Max a call . He’ll put any worry’s to the back of your mind and let you focus on the important decisions and details of your dream home .

Touring the homes at Palm Harbor Homes in Plant City is relaxing and fun. Stopped by on my way back to Tampa. No pressure sales.
THEY WILL STEAL YOUR TIME AND MONEY. Went through the whole experience of buying the house, and picking colors, accessories, and all that jazz. They made sure that I got them the 10k Down payment to them ASAP to Lock down the price. After they sold me the house, they then determined they couldnt get it onto the property (Even though they had a Survey and Pictures of the property, before selling me the place). It then became my responsibility, to figure out how to get the house onto the property. After I make a deal with the neighbors to bring it through their yard, the company advised me the price of the model has gone up.. (Yep even though I Locked Down the price with the down payment. The cost wasnt too much greater so I didnt make a fuss and said ok. I then do a wetlands survey so they can move forward with the permits and what not costing me yet more money (Ok it has to get done no biggie). After this is done they then advise me that the model I Locked down the price for was no longer available... Ok, so I go back pick out another house. Im then told we need to add an additional 30k onto the cost for Land Improvements no itemized list, no nothing. I get the itemized list, and heres a few things that were on it. 1 Set of 3 stairs 2400.00, Vinyl siding along the house 2600.00, there were several other items that were extremely over priced. So at this point I have had enough of this company, and want my down payment of 10k returned. After 6 weeks of waiting the return comes, and its in the amount of 8,865.00. Thats right a whopping 1,135.00 is missing from my deposit. So if youre looking for a company to waste your time and patience, possibly steal from you then buy away.
The models are gorgeous. The prices are very competitive. The units are SPOTLESS. The setup of the rooms are excellent especially the one with the barn doors that separate the formal from the informal living room. The units fluctuate from $106k > $231. You will not be disappointed. If you have your own lot or buy one you cant go wrong.

Ever get the feeling you go somewhere and your not wanted there? Sales person seriously brushed me off. It seems they pick and choose who they think has enough money or good credit to purchase there poorly calculated sqft homes. Thanks but no thanks. You guys are not the only ones in the business.
I lost my home in a fire. I have a displaced family of 5. Factory Homes in Ocala has promised me a home by the fall. Now everyone has covid (builders at palm harbor and no one to build) and it will be many additional months until Palm Harbor can build it. I have given everything to them and loan department down to the skin off my chest. Looking forward to a new home ASAP!! We will be living out of our vehicles now for many days until we have a new roof over our heads. Hardest thing by far my family has ever had to endeer. Its a shame that Ive only had 1 call from Palm Harbor in this entire process. Not to mention it was like pulling teeth to even get a loan through factory Homes, dealing with price increases constantly and its almost like they take there time on purpose so that we have to miss 30 day marks on homes. No one cares its all for one and one for all. Hopefully they can build us our home beforewe pull out all together.
After 45 year of marriage, my wife and I have been blessed to have lived in beautiful homes. Until now. we had never considered purchasing a manufactured/factory built home. However after our visit to Palm Harbor Homes in Plant City, I must say I was very impressed. Touring their large amount of models, learning the details of their quality construction and discovering they offer the very best new home warranty in the business was very enlightening! One particular detail that stood out, was how amazingly well a Palm Harbor home withstood Florida hurricanes. The staff was knowledgeable and we never felt pressured at any time. We are returning to Palm Harbor Home Center and highly recommend new home buyers take a look! The homes are beautiful!

Palm Harbor Homes. On a truly positive note...dont think they get too many consumer complaints. Their service department have really attempted to stay on schedule with service orders but all industries have been affected with slow downs due to supply and demands deficiencies. Think about it... Patience is a virtue.
Highly disappointed. They are great on the front end, getting you to bite. I am sitting on the the backend of things now for about 3 months. No updates or progress reports. When I call to get updates, everything has changed from the previous reports. Cant get the finace team to return calls. My Saleman was a good guy, but when something stops the process nobody calls and says we need this from you or we need that. You have to call and find out they are waiting on you to proceed. Horrable long drawn out process to what was a great start. I am just about to cancel this mess and just be out $10,000 just to move on and get closure. The lies, non communication and excusses are getting old.

My parents have a Palm Harbor home its been falling apart since they got it 6 years ago. After a year of them reporting problems and them only coming out twice to cheaply fix the problems they said oh sorry we gave you a year to fix your problems. Now six years later the floors are falling out, the bathrooms are falling apart, the air conditioner was never set up right and is causing problems under the house, the tiles are breaking, cabinets falling apart etc etc etc…They are cheaply built and Palm Harbor doesn’t stand by their customers….. Wish I could post pics to prove how bad it is…..
Very nice people that greet you very pretty models to look at me only complaint is a really need to make sure that the air is on we did go into some units and it was really hot...

Salesman didnt have time to talk to me and ignored me. Another came up and talked for a second but did not have time because he was with someone else...but atleast he tried while my original salesman ignored us and sat back eating chips on his cell phone. Will not buy nor go back...and I was ready to buy.
I work here and its honestly great I highly recommend it we are always looking for new talents and people that are dedicated to working hard the starting pay is 16+

Once you sign in at the welcome center, you get a map and youre free to walk around and check out the models. The homes are very beautiful and high quality. Much better than the ones Ive toured at other model centers.

All associates I have spoken with are very forthcoming, friendly and very polite and informative answering all questions and showing of all documents and housing models on or offsite. We have looked at no less than 30+ factory home companies/lots. If you are reading this review, save yourself some time and just go here. They are more pricey, but you are getting a forever built style home that cannot be compared to any other factory built home.

We went to view two homes here. The Tradewinds and the LaBelle. I was so excited to go and LOVED them both. We decided to go with the Tradewinds. The lay out is perfect and has the perfect number of rooms. BUT... Something told me to do my research BEFORE moving forward and thank God I did. We decided after reading the reviews, looking at a few YouTube videos and praying, we couldnt move forward. Everything seems so great up until you close and then they go ghost. Its the same stories over and over again! I cannot imagine buying a house that I am stuck paying for that takes months to move into. I cant imagine buying a home and its not the best quality as seen in the show rooms. I cant imagine buying a BRAND NEW HOUSE that is in horrible condition. I cant imagine being assigned to a Sales person who ignores my emails, calls, takes my money and can no longer be bothered with me. If I had half the experience most of the people who purchased through this company has had, wed need knee DEEP in court by now. And THATS a FACT!To Palm Harbor Homes, if you are too busy to make sure the process from start to finish is seamless for the Buyer (who pays your bills) then you simply have a bigger problem. Im currently in a 5 year old home that my husband and I built through a home builder and they made us feel very special. (We now have 5 acres of land we are looking to move on to.) They took the time to answer every call, email, concerns, etc. And guess what? We were assigned our very own Project Manager. We felt good throughout the entire process. When we closed, we closed and was able to move in the next day. PHH, you have some holes that need to be fixed and IMMEDIATELY! Take a page out of the book of some of the builders in this area. People simply do not want to spend hundreds of thousands of dollars to be screwed and left with little to nothing. Youre missing out on a lot of money due to your lack of care. Its simply just not worth it!
Called on Saturday to make sure they would be open Sunday was told that they would be from 11-4 and one person would be there. Drove over an hour to get there and no one is answering the phone and the office is closed. Extremely disappointed
Run away as fast as you can, this company flat out lies to you, both John the GM and even worse his RVP who has given us his word 3 times and failed on it all 3 times. The head RVP personally gave me his word he would pull the permit himself, and after 6 weeks of not being able to track him down we called the permit office only to find out they never ordered it. Then with a signed agreement John the GM said no excuse why the permit was not pulled but they will pull it now if we agree to pay $24,000 more than we all agreed to originally because the prices went up when the RVP forgot to pull the permit and they want to push the costs of that mistake onto us. There is so many more things that have went wrong, but not enough space to write it all out. End of story is because of this companies lack of ethics our house has not been started like they told us, and will not be completed by the time we told them we needed it by, which they agreed to in the written agreement we have. If you want more info feel free to call me, or just stay away from them trust me the leadership they have in place today is as bad as it can be, and any mistake they make will cost you thousands of dollars as they will not cover the mistakes they make.

Palm Harbor put in a home next door to me early last week. I was quite upset when they were leveling out the 4 mounds of clay and slung clay all over the front of my home, I had it pressure washed and was hoping there would be no further issues. However, the next day when mowing my yard I discovered that the truck putting the home in drove across a small ditch on my property caving it in and busting the cap off the sewer line. I have called 3 times now. The first time I was unable to reach anyone but left a message stating what had happen, AND that it was about to storm and they had left the windows open on this brand new home. The next time I called the man I spoke with told me his whole crew was sick and he couldnt get anyone out there that day or the next but nothing further. I called today and the guy I spoke with connected me to a lady who was over their setups and of course I got an answering machine. I left a message and nothing. So my yard has had an open sewer line in it for a week and a half because the truck drove through my yard when putting the home in next door. Ive tried to contact the owners of this new home and let them know that the windows were left open in their brand new home for a week. I am very upset that this company has cost me such an expense and has done nothing, not even responded to make things right. I have pictures to show the ruts and broken sewage pipe in my yard.Update: once again today I call and the buck is passed to another person who doesnt answer their phone. This makes 8 people now who Ive contacted about this including 2 onsight. Calling to make a police report, this is a health hazard and dangerous!New update: I received a call from Palm Harbor and they sent their plumber out to fix the broken pipe. So the problem is resolved!
I was very surprised at what a Palm Harbor home detailed. Outstanding lay out,upgrades and most of all price. It was definitely worth the trip on I-4.

Just called and spoke with someone there and he seem very uninterested in doing business with me. I asked him a question and he told me that he only had time for 1 question because he had a million things piled up in front of him. I then asked if it were possible to schedule an appointment so that I could see the homes in person and talk to someone that could offer me more information. He then stated that he could give me all the info I needed over the phone and that they have over 200 families stopping in per week. Not a very good first impression. I will be looking at other options
Ill tell you I will never go back. They didnt have good customer service. The lady looked like she did not want to sell to me. Very rude kept making seem like i could not afford the house. Telling me that the house with all the stuff that had to be done in the house was going to be around $265000 which is what I thought it would come out to. But telling me the monthly payment was going to be $2500 per month. Dont know what type of interest rate they were calculating and they couldnt answer it but must have been a very high interest rate. So if that the case its false advertising because the are now cheaper the a site build home. Where I get a $265000 I will pay $1700 a month so if I could give them 0 star i would.
Stop by to see what they had to offer and I was blown away. Gorgeous spacious homes that a building strong and sturdy. I love the model home with great layout. Definitely a hug plus in my book! With great knowledgeable staff ready to assistant with any questions! Just amazing all round!

Purchased a home in Feb. Was delivered in June they took their sweet time working on it. All permits failed at first. I did my walk thru 2 weeks ago. Still no keys to my home. They ignore my emails. Wouldnt recommend them to my worst enemy. Dont buy a home from them.

My and I had a schedule visit with the general manager John Lyons. I understand he was was busy, but his staff just brushed us off as not important enough to be talked to. We were handed brochures and take the tour ourselves. If this is the way treat U.S. Marine Corp service member than I would say they dont dont respect the United States of America.
When it says luxury homes thats what they exactly are. Very nice models to look at. Busy place. Seems to work smoothly. My visit was memorable. I enjoyed looking at the nicely decorated models.
The number of models on display gives you a good feel for their product.They have a great warranty.
I had 2 handicapped seniors with me and no transportation to take them to see the models. They had a wheelchair for me to use and Im 71 so cant really handle that! They werent very knowledgeable about where theyre models were!! Very disappointed!

From the beginning to the end, they hold themselves accountable - Sales, construction, and set up. This company knows how to do it right the first time. They are the only 5 star manufactured home builder there is, and Im glad I went to them!
We recently purchased a 2013 Palm Harbor single-wide manufactured home from the original owner. It is located in the Serendipity Manufactured Home Community, North Fort Myers, Florida. And,if I may, we are very pleased with this home. The construction, workmanship, fit, and finish are so very much better than a new 2016 Champion we had been leasing with purchase option. We didnt go through with the purchase after fighting for two years with Champion to get recurrent roof leaks repaired. The difference between the quality of the Champion home and our Palm Harbor home are striking!
Just had the opportunity to stop in and take a look at a few model homes and speak with a few of the guys and I must say I’m amazed! The homes are absolutely beautiful with a team ready to answer any question you may have! And also got some good insight on the houses they have ready to sell. I highly recommend this place to anyone looking to buy a dream home not just any home!
I went to Palm Harbor Plant City and the homes are beautiful. There were so many houses that it took me a whole day to look through all the homes. The Barbados and Malibu were especially beautiful, but I did not need a big home. I used those to to pick my kitchen and bathroom. I purchased the Summer Breeze home and I am so excited I cannot wait until December when my home will be place to see it live. The staff was kind and informing. I consultant was Jeana and she was very knowledgeable with our realtor Debbie from Americana Cove. Thanks all for a wonderful experience.Denise and Rico

Went to plant city, John Lyons was helping us, We picked the home we wanted, got to the financing and we asked to stay under $1000 a month, We were approved but it was $1700 a month!! Thats just crazy! Mr.Lyons did find a cheaper house but not what we wanted so we decided to wait to work on our credit to then get better rates. I emailed Mr.Lyons and told him we wanted to wait to get our credit better so we can get what we want. Mr.37 years never answered my emails or calls after that!! So unprofessional! When we ready it wont be palm harboryears ( wish I got a Dollar every time he said it)

All of the homes blew me away at first sight, all of the staff were more than polite and i cant wait to see what the future holds!
We have been trying to buy a house from this company to put in our 8 acres for a month now and they cant give us a quote or at least a ballpark number to go to our bank. Sent 3 follow ups just to get an automatic reply. 3 different reps and no one can seem to know what they are doing. We live 2 hours away from the model center and already went there once trying to find answers just to be pushed to the side.. It seems that would be the last...

I spent some time at Palm Harbor homes and found exactly what I was looking for. I appreciate the fact they didn’t wanna slap a neon price on the window and leave me to wonder what’s under the hood so to speak. They took the time to show me all the benefits of palm harbor. tomorrow I’ll be headed back to pick out my colors in the design center.
I walked into the Palm Harbor store today to check out some of their model homes. Amazing layouts!!! I had no idea that modular homes could be so spacious. The homes are very modern and very well built, It was like waking into Disney Land for future home owners. Great customer service and professionalism from Aaron, he was able to answer all of my questions regarding the home warranties & building process.
First of all, they get back to you in a timely manner. Second, they really care about your plans of a dream home. I drove several hours just to be able to work with a company that would even consider my floor plan! The other companies near me were either non responsive or ridiculously over priced! Im currently in the process and will update as the process moves forward.
Just came to look at models for our nephew. Very nice arrangement of models, in a nice sitting, plenty of room to social distance.
I was blown away by the beauty, size and quality of the model homes, the factory tour and the kindness of the staff. Jacky walked me through the homes and answered all my questions, I will definitely recommend Palm Harbor to my friends and family. If you are serious about investing in a home, make this your first and last stop. I am so pleasantly surprised and glad that I stopped in.
Even though we are not building in Florida they allowed us to check out the homes and I must say they have some fantastic home options! We were on the fence about a modular but not anymore! Palm Harbor Homes will probably be our next home! Go and see very nicely built homes at great prices!

I love how they stopped responding to negative reviews/ cries for help. I am especially fond of the review of 8 months ago which mentions an F rating....they took 2 months to respond and thanked them for the great review and thanked them for being great customers.Each negative review is buried by at least 4 positive reviews which, Im sure, is just a coincidence.This all speaks to their ethical business practices and models..........
Gorgeous mobile homes. They can also customize then for you as well. I would recommend anyone interested in buying a mobile home to first purchase their own piece of property. Then look into Palm Harbor homes in Plant City its off of I-4 I believe. Ive been there several times and its nice to see how they have upgraded every time I have visited.
Terrible experience. We dealt with the general manager. Emailed before hand and let him know when we would be there and that we had a certain Jacobsen home in mind. He said they had one that was comparable. When we arrived we let them know he was the one we were emailing with and he came out and talked for a few a minutes said we could not afford the house Jacobsen said we could and showed us on a map where were homes we could afford. After looking, nothing really wowed us. We wanted a four bedroom and they were all three bedroom that he showed us. When we came back from looking on our own he asked what we though. I said nothing really jumped out but we liked the Malibu and had questions. We were barely in the door. I am not exaggerating at all here.... He asked if we were ready to sign a contract and I said, no we area till looking. He said well we have one over there you can look at let us know when your actually ready to buy. We left there and stopped by the jacobsen next door just to ask a few more questions and they said palm harbor drives tons of people to them because of the general managers attitude. We are going now to sign on a jacobsen for the price we want and a four bedroom with 1000 more square feet. I am very disappointed with palm harbor. We drove an hour just to make sure we had looked at all options. We didnt get to even discus why their prices in the homes were so much higher or what was included.
Went to view homes my lady had already viewed some online and had a few favorites picked out. She also had went to the bank and secured 40000 from her 401k to use for a down payment. We went to the welcome center and checked in. The guy we made the appointment with was not there. We were introduced to another salesman...he gave us a map and sent us on our way through the homes. After we looked through them in the torrential downpour and entered the sales office he laughed at our situation and offered no assistance ..we had to ask for a paper towel. This guy seemed very uninterested in selling a home. He ignored my lady and only spoke to me the male even when she asked a question he would give me the answer. We asked about a couple of options to try to get something going because she was really interested in 2 of the homes....we were simply told we could pick up an options list on the way out...needless to say we did not buy a palm harbor home yesterday....we made an appointment before we went...drove 2 hours to get there and were treated as if we were an inconveinance ...the homes were nice...we continue our search now.
I went to Palm Harbor to seek a sales position. The staff was rolling the red carpet for me. They were nice and helpful. I then was offered a meeting with another salesperson. I then did a factor tour and looked at 3 homes.I then observed some interaction with staff and customers, they were treated like royalty. The sales center was super clean and nice. The homes were beautiful, far exceeding my expectation.Then finally the discussion with the general sales manager. On a humorous note, It became clear without any doubts that he lives, breathes and eats Palm Harbor homes.My other observation was that if you are going to work here, you better be brutally honest and treat the customer like royalty. I further formed the opinion that if an an employee does not also truly believe that Palm Harbor is the best, they dont need to be working there.
