Its a trailer park. There were trailers with broken windows. Garbage left over from previous tenants (I presume) laying all over the driveways. Vehicles that were broken down with broken or windows and missing tires. There was a few nice yards but they were few and far between the run down ones.

I love living out here with my family we have no problems at all. Anytime there is a problem maintenance is on top of it right away. Couldnt have asked for a better place to live its a nice, quiet, friendly community. They also do alot of different things to give residents a chance to get some of rent taken off so thats definitely a plus. I could go on alday about how wonderful this community is I appreciate all the staff mainly Mrs.Kendra she is such an amazing person.

If I could give them negative stars I would. I can see from reading reviews that no one should rent in any of their properties but my advice is DO NOT SELL YOUR HOME TO THEM. Bayshore Homes/RHP Properties agreed to buy my home because they did not want it sold and then removed from park it is in. Evidently at the time, they had a few homes leave the park already and the corporate office was unhappy about it. If I actually had my wits about me at the time (because these are the same people that tried to evict my father when he was hospitalized after being found on the floor due to having a stroke), I would have sold to another interested party. But I live in another state, had to take a leave of absence from work and had been there since the beginning of August. During which time, my father had been bounced back and forth from the hospital to rehab to the nursing home to the hospital again then to the nursing home and then finally went into hospice care. My father passed away on August 27, 2017. I spent the next few weeks after his passing trying to settle his affairs. In my grief and haste to return to my own home and husband, I agreed to sell to them. Would you believe that I was actually trying to be nice to these people? Of all the things in my life, this whole ordeal with them is definitely one thing I regret.Anyway, I signed a purchase agreement in SEPTEMBER 2017 and have still not been paid. 5 months. Count them with me... 1-2-3-4-5 MONTHS. Actually, going on 6 months now. I’ve made numerous calls to the park office, the REGIONAL MANAGER and the CORPORATE complaint number. Corporate and the regional manager have not returned ANY of my phone calls. The park has either ignored me or (if they do bother to take my calls) is absolutely no help in getting me the status of the sale. Take my advice and do your research before dealing with anyone connected to RHP. It is now my mission to review every property they own to warn others about this company and how they operate.

I have lived here for about a year and a half. It isnt the most beautiful trailer park, but it is nice and affordable. I keep my home very clean and my yard isnt cluttered with things. Recently I have had alot of problems with the new ladies in the office. They are rude and very demeaning. I went to see about moving to a double wide (Im on month to month right now) and was told one will be ready at this time, I asked if I needed to do anything and was told no, they would call when it was done. I go in there few days later to see whats up and they had rented it, said well if you would have put a deposit down it would have been yours. Well I asked if I needed to and was told no. So to me, they rented it out from under me. As I was told this then found out I was lied to. Then I get a notice on my door to store my kayaks some where they arnt seen. Told to store them under my home. Problem with that is few months back my sewage was backed up and they had to drain it all under my home! So there is human waste under there! They then told me to get a storage area on the other property to store them at 30$ a month. A storage unit which gets broken into and vandalized alot. No thank you. The rule says, All items, including childrens toys and play items, lawn furniture, bbq grills, and the like, must be stored in a neat and orderly manner. I feel like my kayaks (that are outdoor items) fit in the and like part of that. Also they are neatly set up along my porch. I do not see the issue and have no where else to store them. I strongly feel that these people working here are picking. I thought this was a decent place to live until these recent events.THEY ARE A SHADY BUSINESS. EVEN PEOPLE THAT HAVE WORKED HERE WILL TELL YOU NOT TO MOVE HERE!

STAY AWAY! This place is a joke - all the ARC properties are the same. There is nothing special about them or anything different than any other trailer park around, except their lot rent is stupidly high. Its insane that they charge $300+/month for lot rent, and whats that include?? NOTHING. You still have all bills on top of that. For that price might as well rent somewhere else or buy a home in a different trailer park then an ARC owned. The owners/managers are snotty, snobby ladies. Their whole job is to be nice and get you into the community - where often times they get you locked into a 2-4 year contract and then your nothing to them. Youve got to mow every week and If your even a day late getting your yard mowed they are sneaky and they watch when you leave and then send their people to mow it and then they charge you insanely for it. Theres no fighting it, once the mower touches your yard, theyve got ya! Blue Valley, Riverchase, and Colonial Gardens are all the same - all managed by the same people. Theres other places in town to live that are much more reasonably priced for the equal quality, and better management.

We have a friend who lives here. The speed bumps are so high and the pot holes are fricken ridiculous!!! Cant believe people still live here! Fix the streets.
