Quiet place and a good community 😌 good space in most units and easy enough to pull most vehicles in

So when we first lived here it was interesting because our trash can got taken by another. But they found it. We had to jump through many hoops and do many task to get approved. All makes sense. Just was a little crazy to get everything set in done. Now that we have everything set and done, we are definitely going to enjoy our stay while we live here.

I have friends that bought a home and they absolutely love it there. Clean, seems very nice

Let me say this to.make a very long story short. Management wanted to get together with the community here we all chip in and we have community gathering barbecue in the park which wouldnt hold half of us. Management should maybe considering asking community to chip in or managment do something and put something in here for the kids. A skate ramp a bigger park thats not for infants and toddlers. A basketball court. Theres a clubhose. Put yr cameras like have outside and make those responsible responsible but u could give them movies fuseball. Boardgames but there is Absolutely NOTHING IN HERE FOR THEM . THEY ARE BORED WITH NOTHING TO DO. SO UNTIL THEYVE SOMETHING DO AND DTAY BUSY DOING. THEY WILL FIND A CHAIR TO TROW IN THE POOL. BREAK WINDOWS . BREAK LIGHTS SPRAY PAINT DOORS. START FIRES. ON AND ON.

To whom it my concern, I feel Management is not a friendly representative for your very large corporation. I would not want her for the face of my business. And in hard times due to covid-19 I would want my residents to have no worries. But As usual at the first of every year theres a rent increase including this year, plus another five dollars for a total of thirty-five dollars. Instead of being sympathetic towards everyones situation who lives in trailer park, they bring El Blanco tow truck company to remove our cars from the front of our property. I sure hope in the very near future things are re-reconsidered. Because as far as your stockholders are concerned they might want to second guess their investment. I understand youre a growing business and youre trying to build concrete houses on Prime commercial property. Im sure that is why you are purchasing mobile home parks all over the country. I wish you the best in these trying times I pray for my family and friends and my community members everyday. I will do the same for you. Sincerely yours a concerned friend of a resident

Management changes the rules. They are about money not good living. They do not communicate well. The people working there try their best, but the ownership is rough to deal with and they act like they dont care.

I would never recommend anyone to this place.

I have been to this trailer park on 4 different occasions to try and get some information, no one is ever in the office. Fortunately I was able to talk to a few residents during some of the visits. The first resident warned me about the park manager which I somewhat just blew off. But the second visit and fourth visit I talked to more residents who all said the exact same thing. The first answer almost everyone gave me to the question “how is the neighborhood?” Was “Cory (I believe is the park manager) Is a b**ch”. I also heard stories of poor maintenance, prejudice toward residents, and suspected shady practices from management. Overall the park had some trailers that looked nice, but after talking to the residents, I’m glad no one was ever in the office when I went, may have been a decision I regretted.

Ive been here for about 3 years. There was once a time when the city water was shut off and every resident received a case of water from the park. I have had a terrible experience with Box Elder bugs, but they will pay for a spray down around my trailer. If you cant find the manger in her office, CALL her, EMAIL her, or even SPEAK with a different park manager (which i have done in person) and they relay the message (they contacted her right away and resolved my issue). I have felt singled out about minor aesthetic details about my home, and have also noticed that other residents get away with bigger annoyances (like having outside junk and unattended dogs outside). Ive had yellow notices taped to my door about not having grass (BECAUSE ITS IN THE PROCESS OF GROWING!) 🤦 There is a pool and RV storage (pay), a park and basketball court for kids.

I recommend Quail Ridge to anyone who is looking for an affordable home. We bought our home and Corin who is the manager was awesome. She answered all of our questions and helped us through the process. I would recommend anyone to come live here. Word to the wise. All the rules for the park are listed in the agreement. You are responsible for knowing it.6 month review. While the rules are listed, no one follows them and the manager wont do anything should you report it. They want you to do their work for them. Also, you are no longer allowed to pay your rent by cashiers check. You are forced to go to their online portal and either pay with an ACH or PAY $20 for them to process a payment using a debit card. Definite cash grabbing going on here. The way I see it, I have 3 1/2 years of prison time remaining before i can leave here.

Always Pleasurable

I was visiting a friend, my truck was towed without any notice or warning. $296.00 and a day later to get it back. There are not any visible signs or anything else that said I was not allowed to park on the side of the road. A warning would have been nice.

If I could give it 0 stars I would. The manager Corrine (aka cory) is horrible! She is rude and doesnt take your concerns seriously. I request for a whole year to have the street light looked at and they came out and fixed it and it never worked. If you park on the street the next day it will be towed over night. There are safety issues and they decide to turn a blind eye to the issues and will fix the playground first. It was nice because I have kids but I would rather see other things fixed first when there wasnt a problem with the playground in the first place. She will jump on you about something that needs to be fixed but someone with the same problem a lot worse, wont do anything about it but she will jump and give you a second notice when you never received the first. The quality of residents living there are pretty good but not impressed either. I would not live there if you even paid me!! The lot rent prices are ridiculously high and keep increasing, and it really isnt even worth it. If you do end up moving there all I have to say is good luck!!

Park managment is very nice and respectful as long as you follow the rules and arent rude back to them. Maintenance guys are alright but never really talk and just look at you whenever you try to be nice.

Probably a good place to live, but the person selling the trailers is crooked. I should of listened to my inner voice. Plus the lot rent is ridiculously priced.

If I could give it zero stars I would. The amount you pay in lot rent should cover the cost for them to at the very least maintain grounds like if you purchased a condo. The management specifically a woman named C is absolutely a horrible person. She is selling mobile homes not qualified she lies to either help trap people into purchase or lies to stop them from selling. Her ability to problem solve is very immature again not qualified. The homes she does sell she lies through her teeth about quality, warranties etc. Terrible to do business with. The lot rent jumps every 3 months soon no one will be able to afford to live there might as well purchase a 300,000 $ home and own the land. Very greedy dishonest shady company and horrible quality of homes. This company and that manager should feel ashamed for taking advantage of people.

Its a really nice and quiet trailor park.

If I could rate it a 0 I would. The park cameras by the pool never worked until the past year.I walked into the pool bathroom and found 2 kids having sex because the locks didnt work. Thank goodness I walked in because a 7 year was just about walk in. The street light have been out for 4 years. The pool for for years never opened on time. One year we had the pool open for less then a month. The pool has to be close on Mondays for cleaning. The manager had someone come into my back yard without notice and cut the tree down in the back yard. The Manager cant keep a maintenance man. We have a new maintenance man ever year. The one we have now works his butt off. Manager corin (Cory) is rude and plays favorites. She makes up rules and trys to enforce them. Cory came onto someones property and started to throw away there property on there deck. The cops were called. Always raising the rent. Cory is telling a resident who has a spotless yard, trailer and surrounding that she has to paint her shed because it doesnt match the area. The shed is tan. She also told another family to take down kids cartoon curtains down because they dont match the park. Plus she keeps telling other residents they have to paint there trailers because they dont match the park. This was the biggest mistake to move here. They are trying to make a rule where you have to leash your dogs in your own fence back yard and your deck. They are trying to have no fences. They are now telling you can only have 2 pets.

The manager gives out confidential information she gossips about residents she gives out their names, professions and house numbers to other neighbors who are moving in. She tries to sell homes with little to no knowledge. She also holds rent checks saying she did not receive them on time to collect extra late fees to have extra funds for holiday parties she tries to put on for residents who know she is rude unprofessional lacks people skill and is generally unhelpful no one wants her candy. She starts conflict without resolve and enters the homes if you go out of town. I too would give a negative raiting if possible. She also refuses to give you the name and number of her supervisor saying why would you want their number they will just call me so you have no way of addressing any issue with anyone who is actually a professional. RHP Properties has a very very bad name. Terrible fraudulent company who does not honor any thing or take pride in their employees.

I agree with the previous post I have been complaining probably about the same light or two lights for 4 years now and keep on hearing the same thing is that they either fixed it and everybody keeps breaking it or itll be in a couple months that was four years ago the light has not been touched and to add to further on how much Cory the manager is unprofessional and horrible at her job does not communicate with the community and everything is everybody elses fault turned up the water pressure a month-and-a-half ago and everybodys toilets and everything are all jacked up needless to say all my water lines in my house broke but yet it aint their fault it just sucks that people in our circumstances are stuck in a stupid slum Park have been there since 1984 and never have dealt with something like this so if the park is a Bayshore owned Park I would highly suggest turning around and finding somewhere else
