After coming from a previous company that had hidden fees at the end, we were nervous but Tara and Charity were wonderful! They assured us there would be communication throughout the process and explained everything to us thoroughly. We are feeling like we are in much better hands and looking forward to getting everything finalized to move in to our dream home!

Me and my husband dealt with this company for three months. Was planning on using them. We have heard horror stories from multiple people about the lack of communication and one particular employee charity. If you read the comments on here every comment you see talks about the lack of communication and that is exactly what you get. After hearing all the stories we were planning on backing out but was called in for a meeting by the general manager who promised us that everything we have heard was from the previous general manager and asked us to please give them a chance. But three months later have seen no change. When you call up there you will always be told that she will give you a call back and it never happens. They will tell you what the next steps are but will not start them unless if you call and stay on top of them, which really annoys them. I was told that one process (the variance) was paid for then two weeks later get told it has not been paid for. I was told that I was going to have a survey in the next week which I had to call up there and ask about it just for them to be able to schedule it. They are terrible at keeping you up-to-date with what is going on. In three months the only thing that they did was do a site inspection which is them coming out telling you yes the house will fit.And today they called us in for a meeting just to tell us that they will no longer be able to help us because this process is too stressful for us and too long of a wait.

The homes are beautiful but even more we appreciated the help we received from Charity.

Gary and Kelly has a awesome crew of sales people and personal at their location, other than issues with the contractors doing a awful job installing our new well our new home turned out wonderful! With that being said about the well issues, Gary had the company come out and fixed it, not 100% but definitely manageable to deal with with a few upgrades to our water system in the future!

We have been in our home for about two weeks now. So far we are definitely in love! There were some bumps in the road but Keith kept us very well informed through the building processes, which helped us ease our minds a bit. Charity was a great sales person and was very knowledgeable about the product but I do feel like once her job was “done” she moved on and left us behind. When we moved into our home there were little things that needed to be taken care of but they have sense come back to take care of all of my complaints. So far very happy with our home and the service we have received!

We were going to figure out what we could afford and I wish the person wed set an appointment with had taken the time to talk to us before sending us off to look at houses by ourselves. But. They have Really nice homes and if your budget allows for the price of the home and land it is worth it in my opinion. And they were very courteous and professional as well

Worst experience ever! I havent had my house for very long and its falling apart! They keep giving me the run around and im over it!My floors are caving in and expanding from the leaking pipes under my house the trim is falling off and my ceiling is cracking! Sold me a paper house spending almost $1200 a month for a house thats not even worth $5! Have half a mind to contact better business bureau. I wish i could rate it NEGATIVE 5 STARS!!!!

I have quite a few things to say, bear with me.This particular location really hounded me for the 1000$ earnest money, and after recieving it, they were very quiet, and the process of getting the home went to an immediate halt. I put that money down and didnt hear anything for 2 weeks, which is when I decided to go in and talk to my sales person again, and figure out what was happening. Its not good if the customer has to go in and take the initiative that your salesperson would not take.I gave them my budget, they said they would work with it, and they did not. They raised it.1100 per month mortgage on a single wide mobile home is just outrageous. And they keep pushing oh, you can afford it sure, just the mortgage, but what about groceries, utilities, etc.. they were more worried about making the sale, which is ultimately the downside of this location. Care about your customers and what they are comfortable with, the customer needs should come first.I definitely think the sales team needs retraining. In my case, I worked with charity, and she was very difficult to get a hold of, and she always seemed very annoyed. I wound up getting my information from the supervisor, because she literally wasnt available for two days, and over a week prior she said she would get back to me with an estimate ASAP. I had to find out my estimate from the supervisor. I wasnt very happy about that. The sales team should definitely work on their communication skills.Im glad I made my decision to part from the company. The lack of communication was a red flag, and then the pushiness just tipped me off.I will say this, the homes are GORGEOUS looking, I hope the sales people get proper training and learn to be better, and i wish them well.

Very poor customer service. Drove 50 miles one way to look at a model. Was informed that is was sold. It was on property, but was told that it was way back there and I could not look at it. There were no cistomers in sight, but was told I should have called first. It was like come back some other time & we could order you one. I prefer to demo first. Piss poor 90 second encounter!

So far our first visit was to just see what they had to offer. We had a few questions and concerns, the young lady there sat down with us and explained how it works and some of the best ways to start the process, especially since we are purchasing land as well! Great service!!!

We were told something different then what happened. We are happy we have a spacious home but 15 months in a roof leak. Extra insurance. Does not cover it. The gaps were trim work was is redicioulos the bathroom fixtures do mot work. The damaged that was done was never followed up on. For the amount of money they are asking. Yeah .. not happy. So as much as we believe buying local . Would not recommend this company for anything. Hate that we feel this way but we are over it. Just shoddy workmanship and no follow through and when they do nothing is covered. You make hard working people feel like we dont matter. From sales lies to shoddy workmanship. Hands down the best experience my fiancé and I have had thus far. Charity and Tasha were amazing, friendly, helpful and patient. As first time home buyers we had a ton of questions and they were able to answer them all throughly. They are definitely at the top of our list. The quality of the homes were all great and their customer service was the icing on the cake. Thank you ladies and look forward to working with you all.

The bedrooms are not as big as I would hope

We came a looked at properties the whole site was basicly under water with atleast 2 inch of water to walk to each home. Demo house are of very poor construction for demo purposes. Then the properties had a huge red ant piles out side the front doors and my 4 year old daughter got no less then 30 bites on her. We went to the office to tell them about how they needed to address issues on their property and when we told them our daughter was hurt the lady at the front didnt even ask if she was OK she just told us you need to leave at that point my fiance and I elevated our tones and then left to take care of our daughter. This company not only lost out on a 220k+ sale today but also will never return again. Will never recommend.

Do yourself a favor and, dont believe a word they tell you, Max lied to me and my father in-law. They didnt do anything they said they could do. Pay close attention to there rating and look at other Clayton homes ratings. I dealt with them in North Carolina and they were honest and wonderful. This location has lost my business and we had planned to buy 4 homes.

We were in the market for a new home and decided to stop in and see what they had to offer. What a truly great place they have there!! The sales rep was VERY nice and knew what she was talking about. She asked the pertinent questions and in no time at all we were looking at some really beautiful homes. She was not pushy and did not try to pressure us into buying on the spot. Although we ultimately didnt buy from them, it was through no fault of theirs. I would even recommend this place to my Grandma!!

Drive 2 hours and they dont even have what Im interested in on the lot, all they want to do is sell you something more expensive. Absolutely a waste of time and they made no apologies. Looks like Factory Direct is getting my $100k.

She gives you your space to look at the homes and is ready for your input on what youre looking for. We are looking forward to working with her more when we buy our home soon!

Terrible people here.EDIT: As you can see there is a note from the Owner to contact him. What did it do? nothing. Voice mail twice and no call back. Just confirms my initial review.When I said terrible people, what I really meant was, rude, non professional, lack of interest in selling or even showing the properties. It was like here, have a key, go around and IF you have any question write them down and come back here.How do they expect that you go around, see 10 houses or more, have all these questions for each one of them and them remember to ask the relevant questions to each one. I started writing down my questions. When was I got to the third house and had already 10+ questions I realized that this method was not the right one for showing / selling houses. This is not like getting a refrigerator, yet you get better customer service at best buy.

Terrible service. I went over to Lakeland on 2 separate occasions, driving 2 hours there and back each trip. Both times we met with a sales associate and explained what we were looking for. He was super helpful in explaining the process, but that was about it. After having made 2 trips, a couple emails, and a couple phone calls, PLUS a 1500$ a deposit and they couldnt even get me a price breakdown. Kept getting excuses and being told Im sending it as we speak. Super frustrating, and we were ready to buy not 1 but 3 of these houses in a cash deal. I dont see how you could loose a 300k deal by not staying on top of communication.

Clayton is the best that I have worked with. We were greeted as soon as we walked through the door and took the tour of the beautiful homes. No pressure at all. It was a nice change of pace. We picked our home and our land. We were guided through the process and now have our dream home on our dream land.

BEAUTIFUL manufacturer homes at reasonable prices! Staff are great and work hand and hand with you. You get to pick all the colors inside and out of your home. They find the land. Check it out. And they use 5 different finance companies to get you the financing you need.

Very expensive homes, they were pretty but the affordable ones were very cheaply made and there wasnt a lot of affordable ones on the lot to begin with.

I do love my home but its been over a year and Im still waiting on them to finish my home. Like skirting and inside fixes. Its honestly been a fight and lack of communication! And stilllllllllllll have issues they havent finished fixing now 2 years later!

Started out good. Made deposit. Everything changed from there. Not a good way to do business. Too many lies.

I loved the new homes that actually look like real homes due to all of the upgrades! Excellent customer service very informative great prices!!!

I visited here twice and each time I visited I was really blown away with the level of service that I encountered. The parking lot was well-lit and the signage was conspicuous and well-marked. The employee that greeted me was friendly and she was quick to ask me my name and to greet me personalizing the experience immediately. I was strolling around the office and I was given a diagram of the various model homes they had for sale. I was told the layout of the lot and which homes were which. Some were 2 bedroom 3 bedroom or 4 bedroom and I was also told the pricing structure that was revelant to which home youre interested in. I then went on to view a few of the homes and was blown away by the amenities as well as the features that the homes contained. Some had top of the line refrigerators while some had garden tubs and so forth. There were different homes again that were available so you could not only price compare but there were also lots of built-in compare options available depending on the house that you saw. The overall experience was worthwhile and pleasant and I would recommend this Clayton Homes location to anyone who is in the market for a prefabricated home.

Ha. Definitely do not buy from here. We were told at the latest three months to move into our home, due to it being a DISPLAY model. I mean it was already built and everything. Here it is three months later and nowhere close. No electric, A/C, nothing has been fixed from the moving of the house. This place is a joke. I have left several voicemails to contact the manager yet receive no call backs. However I am thankful to know how they really are, because at least now friends and family who were going to buy from them now know not to! At least they dodged a bullet.

We have purchased 2 homes from the Lakeland Clayton and I would love to buy more in the future. The sales team is so sweet and easy to work with. We have our new beach home and at half the cost as any other dealer offered. The quality of the home could not be any better. We had a few kinks in the build but Joe Crisp helped us get them all worked out in a timely fashion.Thanks so much Clayton. See you all soon.

Horrible customer service. Very slow! We had already found property and they took so long we had to ask to extend the land contract. They told us to let all the banks run our credit because it would only show up as one check since it was for the same thing. Wrong! All the bank credit checks showed up and hurt our credit! We lost the property and never ended up getting a home. They ruined the home buying experience for us! Go somewhere else.

Wanting to make everyone aware of horrible customer service practices at the Lakeland, Florida dealer location. My sister and her husband scheduled an appointment at the dealer, and my wife and I decided to tag along, because we are interested what they had to offer. As a FIRST TIME home buyer and looking at the manufactured home route, we had a lot of questions regarding models, pricing, etc. At our scheduled appointment time, the consultant wouldnt even offer to sit down with us (we never left the front waiting area), and take a few minutes to answer basic questions regarding about homes, because we werent ready to have our credit score ran right then and there. She stated that we had to be ready to jump right in in order to really have any discussion about their homes. It seemed like we were wasting her time, by trying to get basic information.We went to two of their competitors in the Plant City area. The sales staff their were all more than happy to discuss models, options, etc even, without having to schedule an appointment. At one of the businesses, we talked with the salesman for about 30 minutes. He answered all our questions, from selecting a model, pricing various options, to what it would cost to create a developed site for a new home. He gave us more than enough information to make a cleared informed decision when it came to going the manufacture home route. Like I mentioned, Im a first time home buyer just trying to look at options for my family and I.Customer needs/questions should come before a credit check!!!

Home selection was good, staff was great. It took a little time to get our home, but it was worth the wait and we could not be happier with our house.

We were interested in buying a home from then but could not seem to get anyone to contact us using the website or phone or even stopping by. Next stop Palm Harbor.

So far the entire experience has been absolutely horrible. My son and daughter-in-law thought this was going to be their dream instead its been their nightmare. Nothing has been as it was told and the right hand doesnt know that the left one is doing. Oh and call corporate and they just seem not to care. UPDATE.... Now their floor is literally coming apart at the seams! You can not only feel the seams of the plywood floor raising but you can see it. Still no resolution......

They did settle for crappy contractor work, well below the market cost. They have continued to use the same contractors. If you want a cheap single wide or cheap double wide, and not care about sloppy work, this is the place to buy from. If your considering buying a modular home, dont expect top notch work for the price your paying. Buyer beware.

Wow. Blows my mind how many bad reviews and nothing obviously has been addressed. The 1st visit the rep answered all the questions and was the nicest person. After that no answering my calls, emails. I went through the whole process and was approved and ready to buy a lot. I have never heard from that lady. I have to call them and if I get lucky she will answer my call and seems annoyed. So Im looking for other houses. I want nothing to do with Clayton Homes. By the way she treated me and my family it was very obvious she was not interested in working with us. Maybe We are not the right color.

I bought a Clayton Home’s brand new 2014 single wide mobile home. I had to sell the home 3 years later in 2017 because:Strong odor of chemicals in the home to the point where it burned peoples eyes, and the smell stuck to our clothes and reaked. I moved and had to sell all my furniture and most of my stuff that had that smell. I think it was glue, and formaldehyde. The company was called to my home 10 times to fix roof leaks, window leaks, defective ceiling, wall and flooring problems. After 3 years a new roof was required. There is only a one year warranty on the roof by the way!!!. I lost so much money on buying this home and am heart broken. The customer service people were rude and nasty to me. Please beware and avoid this company unless you want to go through what I did. Clayton homes are VERY LOW QUALITY. This company is a joke. I have many emails saved from them, and tons of pictures from all the defective workmanship and problems. Feel free to contact me.

The only reason that they received one star is because the homes were beautiful, but thats it! Noone could go over prices, they put all the bells and whistles in the homes to make you fall in love with them and never go over any pricing with you. We initially got approved with one of the lenders that they had us chose from and were ready to start from there and we literally got no help. We were working with one of the staff members and he never answered any of our calls, every time we called to speak with him, he was fixing the printer, I mean how many times does the printer break?! We called and tried to get info from another person in the staff and they were completely rude. We would have definitely bought a home there if the customer service was better. They lost out on a sale I can say because we took our buisness else where. I would never recommend Clayton homes. Pretty houses inside, very unpleasant staff! I would rate my wasted time with Clayton homes a 0 out of 10!

Had an appointment set for today at 2:30. I doubled checked with them since it was a holiday to make sure they wouldnt be closed but Charity assured me that it wouldnt be. My husband and I drove from Land O Lakes Fl. When we arrived Charity just closed the gate and was rude saying they closed at 2 today... Very disappointed we traveled that far for nothing.... will never come back

Models look fabricated. I was not impressed with the models and noone to assist with questions or greet you when you come in. The homes did not compare with palm harbor or Jacobsen and its nice to see homes with upgrades which Clayton did not have to offer at the Lakeland location.

Never in a my wildest dreams did I think I would be able to achieve my dream of home ownership! Well thanks to Heather Elliot at Clayton Homes, Im very proud to say that my husband and I are now officially homeowners!Through out the whole entire process Heathers customer service has been exceptional! She was with us every step of the way and never left our side! She was always so patient with me, even when I would call or email her a couple times a day! Heather was always very efficient with all of our paperwork and anything we needed she was on top of it!There were times when I doubted that home buying process could even become a reality. Heather never gave up on us! She pushed harder and took care of business! She was extremely knowledgeable on all the homes Clayton Homes offers as well as all the different floorplans! We told Heather what we wanted and she was able to find the perfect fit for our family! Im not sure what we would have done without her!I would highly recommend Heather Elliot at Clayton Homes of Lakeland! Not only did she dedicate so much time and attention to our wants and needs, Heather was able to make our dream come true! 2 1/2 acres, a 5 bedroom home, a very affordable mortgage payment ( way better than renting) and a very thankful family with 5 children, what more could we ask for! Thank you again! You have been such a blessing and have went above and beyond!

Flew from Michigan to Florida to be ignored and treated rudely when we asked about the models on their website and how we could see them. We were already preapproved through Cascade so we did not need someone to do the paperwork with us.. What a wasted trip to go see them but luckily Prestige helped us out! Bad JUJU ! They dont need our business because they are so busy already.. Maybe more people should stop using them and they would remember how to treat potential customers.

Great customer service upfront because they want your business...poor customer service after the contract is signed! Multiple errors with vendors they use which delayed the process. Misleading of time to have available. Pushed home that was due to come from manufacturer very soon well, that was back in October 17, still waiting for home to be delivered to home site. Clayton avoided phone calls when we tried to obtain information. Will NEVER go back or refer anyone to them.So....its now August 20th of 2018...still NOT in the trailer. One delay after another. Poor follow up from coordinators. You would think the G.M would know the process (seeing as hes the coordinator) and how to get things resolved, but no, Joe pushes everything off to Jeaneen and she has zero concern if the issue is taken care of in a timely manner.

My fiancé and I have property were looking to put a home on. We have of course looked at all options, Clayton homes being one of them. They do have beautidul homes, most were bigger than we needed. We did find one we were in love with. We put in an application and was told we would hear back, said we could also put 500 dollars down. That was from one lady there. 3 days later I had to call them and spoke to another girl. I told her we applied for the one (it was a repo they just got) and I was wondering the status of our app. The girl informs me it was sold two days prior to the call and that they knew it was going, we should have been informed. Upset, we went back to look at the houses again maybe 2 weeks later and guess what is there..the house we wanted! I brought it up and the girl helping us said the sale wasnt approved. Ok..so why didnt I get a call? We said we were still interested and again didnt hear back. I called for a week! Everyday asking for the girl who helped us and never received a call back. We refuse to go back!!! And yes now were stuck still looking. They have beautiful homes and the people are nice but the service we received was horrid!

This is another overpriced dealer who will take your money and run.Update 12/1: I sent certified demand letter and was called as soon as received. This says that if you need help, you will need to demand it with a threat of suing. Glad I found alternative dealer in ocala.
