I have had the awesome opportunity to work with the folks at Southern Charms, and they have been wonderful! I first work with Theresa, and almost from the minute I met her, she was like someone i had known all my life! Very down to earth and caring! When she told me she had a mobile home that would make you think you walk into a upscale hotel! She didnt lie, it is the best looking mobile home I have ever seen!. Then I met Susan, and she is a salt of the earth woman! She and Theresa held my hand, as they walked with me through the process! I had NO experience with buying a mobile home, and they educated me along the way! When I need information, they were just a call or an email away! When I think of those two, I think SERVICE, and HONESTY!! iF you want to work with folks you trust, then call, drive, or email Susan or Theresa, and you will NOT be sorry you did! I highly recommend Southern Charms to provide you with the best service possible!

I am going to start saying that I gave one start because the system didnt let me do less. I highly recommend to stay away from this company, specially the owner Susan. Shes very unprofessional, rude and even lie to me in my face. I was upset with the realtor, but after talking to the owner (Susan) now I understand more. Susan you have to lead by example... STAY AWAY FROM THEM.For some reason the system doesnt let me reply to the owner and once again it proves me that shes lying. I spoke with her over the phone and she was very rude and by her replying that she doesnt believe ever spoken with me, that proofs me she doesnt even know what shes doing and who she talks to.

I WOULD NOT RECOMMEND. The realtor Lisa was un professional, she forgot our meeting as she was home laying on the couch and dealing with personal issues. She was rushing to get a contract signed as she was busy in Clermont which is not our concern. She was always late replying to texts. We told her to bring park application and did not have, very unprepared and her boss who is the owner Susan was worse justifying Lisa. Customer service is horrible. We withdrew our offer due to their lack of professionalism and response. The owner Susan lied and told us she was submitting park application when we had texted Lisa at 8am with no response or acknowledgement and her response was she was busy. We had texted yo withdraw the offer. I run 2 companies and would be upset if a client was unhappy. We are dealing with mobile homes, very different than real estate. Its cheaper to do it on your own as they charge so many fees with transfer of ownership. FYI, its like a car. Dont charge so much especially to the vulnerable population. DO NOT BUY FROM THESE PEOPLE AND LOOK AT REVIEWS.....I gave one star but rate it a ZERO... good luck

Thank you to Karen (Bennett) and Susan (Smith) for the most successful real estate purchase in Mid FL Lakes. This was the first time we had purchased a property sight unseen, and it is perfect. The property description and photos on the Southern Charms website accurate and perfect. Our friends recently purchased property in Mid FL Lakes, and they knew we were looking for a turnkey property in an active 55+ community. They sent us pictures of available properties within their community. I saw this property and asked if they could send us pictures of the inside. Since Karen lives in Mid FL Lakes, she was happy to assist. A few pictures later an offer was made, and accepted within 4 hours. Then the hard part began or so I thought. (We were on vacation in RI and we live in MA). This part was actually very easy. All the paper work was faxed, documents esigned, inspections completed, and funds wired. Im sure, like in the medical field, at some point someone is going to have a bad experience when others have not. Happens to the best of us. That said, I found Tom charming (owner). Susan handled my home I purchased. She knows her stuff and works hard for you. And when I was called to move back to IN, Susan sold my home in 36 hours. She even cut me a small break on her commission. It was a tough time for me but I was/am ever so thankful for her professionalism. May I add that she is a Christian, which to me is the cherry on the sundae.

I purchased a home that was listed by Southern Charms. The office staff was very knowledgeable, friendly and very easy to work with. If I ever needed to buy another home or list the one I bought, I would call Southern Charms, they know the mobile home market very well.

I had my home listed with Southern Charm for about a year under two contracts but they only showed it eight time and i know because every time it was showed we wrote it on the calendar, It never was sold but we got all kinds of excuses. But when the last contract ran out we changed to SunBelt and Tracy and ED sold it in just one day . That should tell you something about Southern Charm . And I am not the only one that this has happened to. A lot of people have changed to SunBelt.

I had some concerns with the sale of my home and Susan Smith helped me out to my satisfaction. She is very helpful and I would recommend calling her if you want to sell your home.

Tom the owner is Not honest, not professional, not a valuable investment in the sale of your property. Be is extremely rude. With all the options my family had to use for a realitor, my father made the mistake of picking Southern charms. So instead of my parents home being sold in the previous 5 months, this realitor and his agent Marilyn did nothing but sat on a contract. They never came by the home, never made an attempt to sell the home, made false allegations, and asked for ridiculous measures that only benefited themselves. Not the seller. They spoke negatively about the agent that my father signed the contract with, Susan, and Tom bragged how he had to fire her. Who does that with a client about a previous employee.I suggest you find another reputable company to sell your home.If it were possible to give negative stars, I would.
