I learned of Castle Homes through online listing service of used Mobile Homes for sale. I saw they had a used home for sale for a great price. Used homes are getting more and more difficult to purchase. The business is family owned. I met the owners, a couple, as well as their son, who works at the business. They gave me a tour of the two pre-owned homes for sale, and allowed me to choose of the two. They offered to redo the floors, paint the walls, replace light/bathroom fixture, and add new appliances.They quoted me a price to refurbish the home, deliver, and set up the home. They e-mailed me an outrageous price to set up the home, claiming the park would pay the costs. The cost to setup the home was a little over $16,000. That is not reasonable for a mobile home setup. After discussing this price tag with my community manager, I declined their offer. I requested a quote for moving the home and block/leveling only. They gave a quote of $3500. I accepted.It took about 2 months to refurbish and deliver the home, which is fine considering Covid-19. Unfortunately, when they had the home delivered, they were not able to block and level the home. The mobile home needed to be set into a pit, which the company they enlisted to set the home did not know how to do. I found a different company, (who also wanted to rip off Castle Homes by quoting $4,000 to block and level the home. What is up with mobile home company dishonesty?) and told Castle homes I wanted a partial reimbursement for the bock and leveling. They gave me a fair reimbursement of $1,200.I would say Castle Homes is reasonably accommodating, but not the most professional business I have met. They promptly answered all my e-mails, and were reasonable with my requests, but for a 5-star review, the quoting process needs to be transparent and detailed, like shipping = $2,200, Block and leveling = $1,200. A company cant just quote $16,000 without showing details why the cost would be so high. Its not right to gouge community parks or other contractors with unjustifiable expenses. They also should have made sure they could have set up the home before having it delivered. But besides those 2 main complaints.** UpdateI cannot refrain from being brutally honest. The home Castle Homes Inc. sent me was a riddled with endless aggravation and problems. I have had to fix:1) Toilet flapper valve, faulty2) Kitchen Sink faucets were leaking, both3) Bathroom sink pipe literally BURST4) Washer hot and cold valves were leaking5) Flooring was bowing and had to be redone6) Belly sheeting had 3 massive holes in them that I had to patch7) Water heater literally blew the fuses when I turned it on because it was leaking onto the thermostatThis house was a mess. I cant believe they shipped this disaster to me. Imagine if I were not a DIY fixit handyman. This house would have been devastating to anyone without handyman skills.The home did not give me the impression that the people working on it are skilled, professional, craftsmen.

I purchased a mobile unit through Castle Homes Inc., and worked with Jake. It was one of the worst experiences. I initially contacted his father and the exchange was pleasant enough but once I dealt with Jake it all went downhill. The delivery of the mobile home was late and pushed back several times/months. The trucking company that moved the motor home damaged the siding and water lines. The water lines were not blown out properly, parts had to be replaced because it was filled with dirt and debris. The gas line was left open and gas started leaking when the technician came out. My son went over three days without running water or gas/heat. I paid over $1000 to fix the damage to the water lines because most of the faucets and 1 toilet did not flush or work because water couldnt blow through the lines. The moving company Castle Homes contracted did a poor job and were not held accountable for any of the damage caused. Jake at Castle Homes offered to help reimburse me for the costs and pay for the damage but once again they never followed through or helped with anything. I cant tell you how many times I called Jake and he would not return my calls. He made excuses about poor reception etc., but just didn’t want to return my calls. I left multiple messages with his father, the receptionist and on there company voicemail. Additionally they messed up the title to the unit and I didnt get it for almost 10 months because he sent it to my ex husbands address instead of sending it to me (which I also had to call on about several times). Do not work with this company, they do not care about their customers. I even paid an extra $3000 for skirting from the Son’s side business and this is the service I got, very disappointed.

During this time of crisis when our family needed the help the most Dan and Jake have been very kind and helpful. Castle Homes is a great company to go through. Thank you for great customer service and your kind hearts.

Like a lot of others right now we have lost everything in the dam failures. Everyone at Castle homes have been great to work with. Going beyond what is usually expected, due to the circumstances at hand with township and power line issues which are being taken care of. The Castle team has shown nothing but understanding and a willingness to help. Looking forward to completing this project with the great people at Castle as we try to start rebuilding our life.

My husband and I got a home through Jacob at castle homes he is very professional, and cares about his customers. The home we ended up getting was a bigger two bedroom and because of our family’s size he had a third bedroom added for us at no cost. I recommend castle homes highly. Thank you Jacob!!

My parents bought their house from these guys after they lost theirs in a fire. They really helped my parents get back on their feet after everything they went through. Definitely a family focused business! They made the process quick and easy and affordable. Highly recommend them!

Four and a half years ago, my husband and I were looking for a place for our family to live. We went to Castle Homes. Dan was polite and very helpful, working on everything to get us into a home. They even helped with the extras we needed, such as roofing and skirting. We ended up getting a home from them and we could not be happier with the service we have received from Castle Homes!

I will not go into a lengthy story about my unfortunate meeting of Dan! I can say hes got a good game to get one in the door and then back paddles on his details. He gave false or rather misleading information. He became agitated that I didnt want to purchase a new home. I had from the start stated I wanted a used home due to financial reasons. By the end of my brief and rather disturbing encounter with Dan. He was cursing at me/mom and telling me never to contact his business and thanks for wasting my time, etc. Here is the truth of the matter....DO NOT TRUST THIS MAN OR TAKE HIS WORD FOR ANYTHING. His son Jacob seems to be a very stand up guy. So sad of a business man to be this way!!! Also, any response this man puts after reading what Ive written will no doubt make himself out to be the victim! So not true....I was calm, respectful and upfront!!! I did in the end call his son, Jacob, and explain what happened and that I wouldnt be pursuing anything from their company. Jacob apologized for his dads behavior and said hed speak with him about it!Jake,I do find your response very interesting!! You must make it LOOK like I was asking for a 20# snow load in Northern Michigan. The fact is this, make it look however you need to when people look at the reviews!! Your business is misrepresenting itself!!! Good luck in your future of the business.

This place is a joke. They post inventory on their website that they dont have and when you go there they jack the prices way up. The sales man is shady and rude. Wouldnt send my worst enemy there!!!

My sister and I went looking for a home we could afford .Met with Dan and Jake, very nice people.They took us to a place that was getting renovated and we made the deal . Very low down payment and monthly payments we could afford. They went the extra mile to make sure we were happy.

They were very helpful when we were remodeling a home for a family member, Helped us get right parts for older mobile we we were remodeling.We recently purchase a new Fairmont Single Wide to replace the older home. Jake and Dan were very helpful with finance options, an explaining the new HUD code for new mobile home sets. Jake recommended a walk in shower as it is for my 80 year old mom, and saved us money by suggesting a 2 bedroom instead of 3. We ordered our home and Jake kept us in the loop as to build and delivery. Sample & Sons removed our old home and set the new one and our Mom is very happy. Dont believe all the negative reviews out there these are some very nice helpful people, and as a small business owner I know we can never please everyone.

Connor flaherty I have pretty much the same problemWith my trailer but I never could move in it but have been paying lot rent IAM trying to get my money back which they promised and have signed document aand notorized and havent received it yet but Ihave a attorney on it and if I dont get it by Mondaywe will be going to court soon and I will ask for alotMore money due to living in a camper and payingStorage fees.

They rip us off on the single wide we bought. If I were you I wouldnt buy any homes from them. We have learned the lesson. Experience one.

I would never recommend this business to anyone. Awful customer service and business practices... Tried to give me the wrong title for the home we purchased. Has yet to rectify the situation and tried to make me feel like I was the problem for wanting the right title and a refund for the cost of the title that we paid up front. Still no title or refund MONTHS later. Also charged a $500.00 documention fee that was never discussed, not to mention the ONLY documentation we received was a receipt. I should have asked more questions up front. Extremely frustrating to deal with.YOUR RESPONSE TO THIS REVIEW DAN, CATHY AND JAKE IS SUCH BULL! This issue HAS NOT BEEN TAKEN CARE OF, NOT EVEN CLOSE. How do you sleep at night? DO NOT DO BUSINESS WITH THESE PEOPLE!!! It’s been THREE years and I’m still trying to get the title to this home you sold us that HAD A LIEN ON IT. Your attorney said he was working on it MULTIPLE TIMES AND HE HASN’T contacted me since JULY OF 2018!!! What a JOKE. I’m astonished you have the nerve to lie the way you do.
